Please provide the corrections in the marked up documents and plans that are available at the dropbox link https://www.dropbox.com/sh/gppln2hodnc69z5/AAC4n11vFEOGTPEkTcDAapmja?dl=0 and resubmit. Please include a comment response letter also with the revision submittal. An intake meeting is required for the revision submittal. Plan Review comments Rohini Nair reviewed the final plat submittal and has given the following CORRECTIONS RESUBMIT comments: 1. After the As- Built paper plans are approved by the City, AS- Built mylars and electronic copy of the As- Builts are to be provided. 2. All items of approved plans should be field complete, or deferred, and field corrections as per the inspector should be completed. The construction permit should be finalized prior to final plat recording. 3. Provide corrections to notes already placed on the final plat plan and/or add new notes on the final plat plan based on the following notes · TRACT A IS A PRIVATE STORM DRAINAGE TRACT; UPON RECORDING OF THIS PLACT, TRACT A IS HEREBY GRANTED AND CONVEYED TO THE ______________ HOMEOWNERS ASSOCIATION (HOA). AN EASEMENT IS HEREBY GRANTED AND CONVEYED TO THE CITY OF RENTON OVER, UNDER, AND ACROSS TRACT 'A' FOR THE PURPOSE OF CONVEYING, STORING, MANAGING, AND FACILITATING STORM AND SURFACE WATER PER THE ENGINEERING PLANS ON FILE WITH THE CITY OF RENTON. THE CITY OF RENTON HAS THE RIGHT TO ENTER SAID EASEMENT FOR THE PURPOSE OF INSPECTING, OPERATING, MAINTAINING, IMPROVING, AND REPAIRING ITS FACILITIES CONTAINED THEREIN. ONLY THE FLOW CONTROL, WATER QUALITY TREATMENT, AND CONVEYANCE FACILITIES WILL BE CONSIDERED FOR FORMAL ACCEPTANCE AND MAINTEANCE BY THE CITY UPON COMPLETION OF THE TWO-YEAR MAINTENANCE BOND PERIOD AND CORRECTION OF ANY MAINTENANCE DEFECTS IDENTIFIED IN THE FINAL INSPECTION BY THE CITY. TED3901 ON FILE WITH THE CITY OF RENTON. 3. THIS COVENANT SHALL RUN WITH THE LAND AND BINDING UPON THE OWNER(S) OF SAID PRIVATE PROPERTY, THERE HEIRS, SUCESSORS, AND ASSIGNS. 4. The restrictive covenants CCnRs document is being by other staff for language regarding easements/ tracts to City. Additional comments to the CCnRs document will be sent separately. 5. All easements should be shown consistently in the AS- Builts and final plat plan. 6. After an excel format of the bond quantity worksheet (which is based on the bond quantity worksheet available in the City website http://rentonwa.gov/business/default.aspx?id=42473 ) is provided to the City (a pdf of the old version was provided earlier), the City will draft the bill of sale document and provide the developer for completion and signature. 7. A maintenance bond should be provided to the City. The City will provide the bond amount after obtaining the correct bond quantity worksheet. 8. A maintenance and defect agreement form should be provided to the City. 9. A check in the amount of $17.06 made out to Delivery Express, Inc. will be required prior to recording. 10. Inform the City after the street name signs are placed. The compliance to conditions of approval should be revised after the street name signs are installed to reflect this. 11. Survey monument cards are to be provided after the top list of asphalt is placed. 12. After revision submittal reviews, Hearing Examiner approval, construction permit closeout, and city calls for the final plat mylars, you will have to provide 2 final plat mylars, and 4 paper copies of the final plat should be submitted for city signatures. Electronic submittal of the final plat plan, final CCnRs,a nd AS Builts will also be required. 13. Comments from land use section, fire review, and property services section are included as marked up comments in the plans and documents in the dropbox link given at the beginning of this letter. Please submit all correspondence and revisions to me and I will forward them on to the appropriate departmentsfor further review.
