HomeMy WebLinkAboutJ_Parking Modification Justification_170615_v1GREENWOOD HEATING & AIR CONDITIONING SINCE 1921 June 13, 2017 City of Renton Re: Greenwood heating Project at 1703 NE 43rd PI During our earlier discussions with the city of Renton we requested to have less parking (16 spaces) than the formula calculated (21). Below are our answers to the questions from Section 6 of the Modification request document. 16 spaces is all that is needed for our staff and clients. Although the square footage of our office is large we are giving each employee ample square footage and large lounge areas to stretch out. Adding more spaces would also require adding more impervious surfaces which is not good for the environment. Additional impervious surfaces would also trigger a drainage review which would cause us to incur a huge financial burden which would put the costs of the project out of balance with the intended use and with the overall remodel of the space. b. By keeping the spaces down our egress will improve as it keeps the center area opened allowing better access to the driveway. It will also improve the environmental and appearance by adding more landscaping and less impervious surfaces. c. Neighboring properties will have no impact as our parking will suffice for our use and will accommodate our staff and clients. d. Our plan conforms to the purpose of the code by providing adequate parking for our staff and clients as well as improving the area appearance by adding landscaping. e. The parking spaces must be around the perimeter of the area to provide egress and keep the driveway open as well as allow for access to the roll up door for deliveries. f. There will be no impacts of an adverse nature to other properties.
