SITE ADDRESS: 1703 NE 43rd Street, Renton, WA 98056 SITE AREA: 50,515 SF PERMITS REQUIRED: Site Plan Review and Environmental Review required. Parking Code modification required Building permit and other related permits (Electrical, Mechanical, Plumbing, etc.) will be required for the remodel. ZONING: CA-COMMERCIAL ARTERIAL CURRENT USE: Light Industrial (J & M Machine Shop). SPECIAL SITE FEATURES: Small wetland area to the east of the site. SOIL CONDITIONS: Other than the marshy area to the east, no new additions are a part of this project. The wetland will not be built upon or affected in any way. PROJECT DESCRIPTION: Tenant improvement to remodel 6928 sf of Office space within the building envelope of an existing 16,140 sf 1-story, metal Type V light-manufacturing/warehouse building. The remainder of the building (9212 sf) will be used as warehouse storage space. Site work will include 16 new parking spaces and walkways on 1840 sf of new impervious paving. Landscaping improvements will include adding 4264 sf of new planting around parking, next to the building, as well as adding 7 new street trees on City of Renton R.O.W. property along Jones Avenue NE. PLATS: No such land use action. ACCESS: No change; Continue using existing 45’ wide curb cut driveway access off of Jones Avenue NE at the southwest corner of the site. PROPOSED OFF-SITE IMPROVEMENTS: Addition of 5 street trees on City R.O.W. property and related landscaping for an 8 foot buffer zone along Jones Avenue to the west of the site. TOTAL ESTIMATED CONSTRUCTION COST OF THE PROPOSED PROJECT: $419,000 for the interior work and $100,000 for the exterior site improvements. ESTIMATED FAIR MARKET VALUE: $4,000,000.00 ESTIMATED EXCAVATION: 14 yards for scraping gravel and adding asphalt paving and planting topsoil/sod. TREES TO BE REMOVED: None. LAND DEDICATED TO THE CITY: None JOB SHACKS/TRAILERS: None needed. CODE MODIFICATIONS: A Code modification for the parking spaces is required. The Owner is proposing providing 16 spaces on new and existing paving; Renton’s Municipal code requires 21. The justification for this is due to site constraints and limitations on the amount of paving required to provide 21 or more spaces. The estimated value of the Proposed Site improvements for landscaping will be an estimated $100,000; Since this is under $150,000 no code modifications for this work is required. The interior Tenant Improvement remodel requires no code modifications.
