HomeMy WebLinkAboutv1_20170628Project Narrative Rolfs/Vaughn Pier Repair The proposed project is to replace a deteriorated section of the existing floating pier walkway with a grated floating pier walkway section. The property is located at 5143 and 5137 Ripley Lane North in Renton Washington. A shoreline exemption is required from the City of Renton. The project site is zoned as Residential 8 du/ac (R-8). Adjacent properties are zoned as Residential 8 du/ac (R-8). The project site is on the shoreline of Lake Washington. The pier is jointly owned by Damon Rolfs and Robin Moore and their neighbor Richard Vaughn. The properties are single family residential lots with existing single family houses. The existing shoreline consists of a mainly a gravel beach. An existing floating pier section extending from the shore that is approximately six feet wide and forty feet long is deteriorated and needs to be replaced. The new floating pier section will be an aluminum framed walkway with polyethylene tubs and grated decking with the same dimensions as the existing pier section. The existing soil type is norma sandy loam. The work will be done during the in water work window opening between July 16th and December 31st. The estimated fair market value of the project is $20,000. The work is exempt from the requirement of a shoreline substantial development permit because it is repair of an existing structure in like kind (WAC 173-27-040). The work will take place during the summer or fall of 2017. Authorization from the Army Corps of Engineers and the Washington Department of Fish and Wildlife is required for the project.
