During our review, staff has determined that additional information is n ecessary in order to proceed further. The following information will need to be submitted before August 15, 2018 so that we may continue the review of the above subject application:  A revised TIR that provides all the Core Requirements and all special requirements of the 2017 Renton Surface Water Design Manual (RSWDM) should be provided. If the stormwater analysis based on the 2017 RSWDM requires a stormwater facility, then the development is required to provide it. Provide the map and corresponding table of PGIS, PGPS, total impervious surface, non-PGIS, non-PGPS, permeable pavement, etc., for both the existing scenario and for the developed scenario. Please include both frontage and on site information as one combined project. The values of the PGIS and PGPS should be provided as well. Information should be provided that proves if the water quality facility exemption criteria is met. If the water quality exemption criteria is not met, Enhanced Basic water quality is applicable.  The measured infiltration rate of the soil at the location of the proposed permeable pavement should be provided. Only if the infiltration rate meets the requirements of the 2017 RSWDM should permeable pavement be considered for the site.  The applicant should submit a street modification request to provide a new curb flush with the existing curb located in front of the adjacent east parcel. The 0.5-foot wide curb, 8-foot wide landscaped planter between curb and sidewalk, and 5-foot wide sidewalk should be provided.  A minimum of two (2) additional fire hydrants are required within the site, in addition to the fire hydrant at the end of the water main.  The proposed parking exceeds the maximum number of parking spaces permit per RMC 4-4-080. The applicant should submit a parking modification request to exceed the maximum number of parking spaces.  The following is a recommended correction for land use review (which will be a required correction at the time of construction permit review): o Either extend the water main (8–inch diameter) by approximately 70 feet in length to provide a Fire Port Connection (FPC) within 50 feet of the hydrant; OR propose an alternate layout with the Double-Detector Check Valve Assembly (DDCVA) in the landscape planter outside the building, which must be located within 50 feet of the fire hydrant.
