The following changes will be necessary in order for the City to approve your proposal: 1. The submitted revision included an unanticipated boundary change. The minimum rear year setback in the Commercial Arterial Zone (CA) is zero feet, unless the parcel abuts a lot zoned residential. A rear yard setback of 15 feet applies when the lot abuts a residential property. Revised Parcel “B” abuts a residential zone parcel (Residential Multi- Family) to the south. Please update the all portions of the BLA Drawing (legal descriptions, line table, property lines, etc.) to comply with the rear yard setback requirement. 2. The revised and resubmitted BLA Drawing should not contain any scanned black marks for recording. 3. Label all streets with correct name: For example, SE 172nd St (located just north of the United States Post Office) is labeled SE 172th St. Once the changes, as noted in the attached memo, have been made; please submit one electronic copy of the revised lot line adjustment for further review. The revised plans will be routed for final review and you will be notified when it is appropriate to submit the final signed documents.
