RE: My client Strada da Valle, LLC’s U.S. Bank Expansion project
Project Location: 2500 East Valley Road, Renton
(1) Request for a Modification from the Requirements of RMC 4-3-100E (apportion
of the URBAN DESIGN REGULATIONS) Applicable to the Proposed Project and
(2) Request for a Minor Modification of the Previously Approved Site Plan
Dear Ms. Weihs:
I am writing on behalf of my client Strada da Valle, LLC (“Strada”) to request the
following in regard to the above-referenced proposal:
(1) A modification to GROUND LEVEL DETAILS Standard 2 or Standard 5
(transparent glass standards), standards set forth in RMC 4-3-100E—please
see the written justification for the requested modification as set forth in the
May 19, 2017 Urban Design Regulations compliance and modification
analysis letter from Rick Utt, AIA of Cornerstone Architectural Group to the
Planning Division (which is to your attention) and
(2) A request for a minor modification of the previously approved site plan
(approved April 25, 1990 by the City of Renton), a copy of which plan is
included in the application (a plan that depicts the area of subject existing
building as 30,994 square feet).
Note that under RMC 4-9-200H, the proposed ±2673-square foot building addition to the
existing building qualifies as a minor modification because the addition (a) does not involve
more than a 10% increase in area or scale of the development in the approved site plan, (b) will
not have a significantly greater impact on the environment or public facilities than the previously
approved plan, and (c) does not change the boundaries of the previously approved plan.
