SUBJECT: Comprehensive Plan Land Use Map
BACKGROUND: Staff have identified a conflict between the Comprehensive Plan Land
Use Map and the zoning map that implements it with respect to the
Residential High Density (RHD) land use designation and the Commercial
Neighborhood (CN) zone. Code and the text of the Comprehensive Plan
indicate that the CN zone implements the RHD land use designation.
However, the Comprehensive Plan Land Use Map incorrectly shows the
land use designation for CN zoned parcels as Commercial Mixed Use
(CMU). RMC 4-2-030 states that if there is conflict with the zoning map,
the text of code prevails. Therefore, the Map should be amended to
show the CN zoned areas with RHD land use designation.
DECISION: Amend the Comprehensive Plan Land Use Map to show the CN zoned
parcels with the RHD land use designation.
JUSTIFICATION: The Comprehensive Plan Land Use Map and the Zoning Map should be
aligned.

days from the date of this decision. Your submittal should explain the
basis for the appeal. Section 4-8-110 of the Renton Municipal Code
provides further information on the appeal process.
