A 22.5 foot wide easement runs 140 foot along the south property line. Along the east border is a 10’W easement running 107’ for sewer. There is also a covenant of 23.5 feet H building restriction. Current Zoning Code restrictions on set -backs coupled with easements and fire turn-around will provide an undue hardship to the owner and be prohibitive to development. Restricting the lot depth under current Code set-backs would make for difficult development of a functional floor plan. Also, a redesign would cost us about $55,000 of delay and planning costs to a project we thought would be complete by now. Items the current planned home will benef it the neighborhood.
