OF APPLICATION AND PROPOSED DETERMINATION OF NON-SIGNIFICANCE (DNS) A Master Application has been filed and accepted with the Department of Community & Economic Development (CED) – Planning Division of the City of Renton. The following briefly describes the application and the necessary Public Approvals. DATE OF NOTICE OF APPLICATION: July 30, 2018 PROJECT NAME/NUMBER: PR17-000666 JC MART DEMOLITION OF CANOPY AND REMOVAL OF TANKS / LUA18-000512 PROJECT LOCATION: 2801 NE Sunset Blvd, Renton, WA 98056 APPLICANT/PROJECT CONTACT PERSON: Joey Hickey, Geosyntec Consultants / jhickey@geosyntec.com / 621 SW Morrison St, Suite 600, Portland, OR, 97205 LOCATION WHERE APPLICATION MAY BE REVIEWED: Applicant documents are available online through the City of Renton Document Center website. See also https://bit.ly/2AlsKP2 PROJECT DESCRIPTION: The applicant is requesting Environmental (SEPA) Review for the proposed removal of three underground storage tanks (USTs) located at 2801 NE Sunset Blvd (Parcel number 7227900090). The subject property is located within the Center Village (CV) Zone and Urban Design District D. The property is 20,219 square feet (0.46 acres) and contains an existing 20,219 square foot convenience store and a fueling canopy and fuel dispensers. The current fuel system consists of three steel USTs (two 12,000 gallon and one 10,000 gallon) and two dispensers. The applicant proposes to remove the USTs from their original UST cavity and the excavation will be backfilled to match the existing grade. The fueling canopy and all ancillary UST piping will also be removed. No new structures are proposed and no tree removal is proposed as part of this project. The project will take between one and two weeks to complete. DATE OF APPLICATION: July 18, 2018 NOTICE OF COMPLETE APPLICATION: July 30, 2018 OPTIONAL DETERMINATION OF NON-SIGNIFICANCE (DNS): As the Lead Agency, the City of Renton has determined that significant environmental impacts are unlikely to result from the proposed project. Therefore, as permitted under the RCW 43.21C.110, the City of Renton is using the Optional DNS process to give notice that a DNS is likely to be issued. Comment periods for the project and the proposed DNS are integrated into a single comment period. There will be no comment period following the issuance of the Threshold Determination of Non-Significance (DNS). This may be the only opportunity to comment on the environmental impacts of the proposal. A 14-day appeal period will follow the issuance of the DNS.
