AMENDMENT NO. 1 TO AGREEMENT FOR
FAMILY FIRST CENTER CAG-17-027
THIS AMENDMENT, dated August 6, 2018, is by and between the City of Renton (the "City"), a
Washington municipal corporation, and Baylis Architects, INC ("Consultant"), a Washington
Corporation. The City and the Consultant are referred to collectively in this Amendment as the
"Parties." Once fully executed by the Parties, this Amendment is effective as of the last date
signed by both parties.
Whereas, the City engaged the services of the Consultant under Agreement CAG-18-027, dated
February 14, 2018, to provide Architectural Design Services necessary for the Family First
Community Center (referred to herein as the "Agreement");
Whereas, the Parties wish to amend the Agreement to change the time for performance, in
order to initiate the early phases of design until such time that a full-service agreement has
been executed.
NOW THEREFORE, It is mutually agreed upon that CAG-18-027 is amended as follows:
1. Scope of Work: Section 1, Scope of Work, is amended to as specified in Exhibit "A-1",
which is attached and incorporated herein.
2. Time of Performance: Section 3, Time of Performance, is amended pursuant to the
schedule(s) set forth in Exhibit "A-1". All Work shall be performed by no later than July
31, 2020.
3. Compensation: Section 4, Total compensation, is amended noting the fees here will be
included in the full-service agreement and will not be considered additional services as
specified in Exhibit "A-1". The maximum amount of compensation payable to
Consultant is increased from $106,000 by $30,000.00 to an amount not to exceed
$135,000 plus any applicable state and local sales taxes. The additional compensation
shall be paid based upon Work actual performed according to the rate(s) or amounts
specified in Exhibit "A-1",which is attached and incorporated herein.
a. All terms of the Agreement not explicitly modified herein shall remain in full force and
effect and such terms shall apply to Work performed according to this Amendment as if
fully set forth
IN WITNESS WHEREOF, the Parties have voluntarily entered into this Agreement as of the date
last signed by the Parties below.

Consultant Proposal Coordination
Dear Ms. Beymer,
Please find summarized below a request to adjust the contract amount for the preliminary
architectural fees for Family First Community Center. Note that this adjustment is requested only as
our authorization to continue to prosecute the early phases of design until such time that a full-service
agreement has been executed. The fees noted here will be included in the full-service agreement and
will not considered additional services.
The adjustment is proposed in two parts: the first to extend services sufficiently to solicit and retain
the design consultants for the project; and the second to authorize the selected primary consultants
to work with Baylis Architects on their preliminary design concepts sufficient to assist in the Pre-
Application submission, the first draft cost estimating, and in the completion of Schematic Design.
Part 1: Proposed Extension of Fees—Consultant Procurement $8,000.00
The procurement of primary design consultants for the next phases of the project. Scope of work
includes:
• Prepare Request for Proposals for the design consultants listed below and solicit at least two but no
greater than three proposals per discipline.
• Coordinate selection of consultants and prepare agreements for incorporation into the Architect's
comprehensive design services contract.
Design consultants to be retained by the Architect include:
• Civil Engineer(including Utility Services),
• Landscape Architect,
• Sustainability Consultant.
• Structural Engineer,
• Acoustic Engineer,
• Building Envelope Engineer(for design phase only, not construction),
• Mechanical Engineer(including energy modeling),
• Plumbing Engineer,

• Fire Protection Engineer,
• Electrical Engineer,
• Lighting Consultant,
• Low Voltage, Tele-Communications, Security Consultant
• AudioNisual Engineer,
• Accessibility Consultant for peer review only
• In future, when the scope of work is more clearly defined with each of the project partners, Baylis
Architects will retain the services of an Interior Designer for final selections of finishes, fixtures, and
equipment, plus signage and way-finding and Artwork Curation.
Part 2: Proposed Extension of Fees-Consultants $15,000.00
The authorization of selected consultants to work with Baylis Architects on their preliminary design concepts
sufficient to assist in the Pre-application process, the first draft cost estimating, and approximately 50%
through Schematic Design.We propose that Baylis Architects will retain these early design consultants,
including:
• Civil Engineer(including Utility Services) $ 9,800.00
• Landscape Architect $ 5,200.00
Other design consultants that have been or will be retained by the City include: Land Surveyor, Geotechnical
Engineer, Hazardous Materials/Contamination Engineer as might be required, Transportation Engineer and
Commissioning Services.
Part 3: Proposed Extension of Fees—Design Coordination $7,000.00
The authorization of Baylis Architects to continue with Schematic Design development to coordinate and
incorporate the work of the above listed consultants. Work will include leading coordination meetings,
providing background drawings to consultant team and updating site plan.
