Responses to Conditions of Plat Approval
Mr. Nair,
This letter serves to acknowledge the conditions of approval for the Meadowvue Final Plat project and confirm
that all conditions are met. The conditions set forth by the City of Renton hearing examiner decision dated May
23, 2017 and our responses to them are below.
1. The applicant shall comply with the mitigation measures issued as part of the Determination of Non-
Significance Mitigated, dated April 14, 2017.
Response:
a. The applicant shall provide an updated TIR utilizing the level 3 Flow Control standards per the
RSWDM for review and approval by the Plan Reviewer and Current Planning Project Manager at
the time of Construction Permit application.
The detention facility has been designed to meet the standards for Level 3 flow control as
shown in the approved TIR.
b. The applicant shall be responsible for paying their fair share of the cost of a new signal to be
installed at the 156th Ave. SE/SE 142nd Place intersection. A fee in the amount of $4,961.83 (13
new PM peak hour trips/1,310 total PM peak hour trips = 0.00992 x $500,000 = $4,961.83)
shall be prior to the recording of the final plat.
The fair share payment shall be paid prior to final plat recording.
2. The applicant shall obtain a demolition permit and complete all required inspections for the removal of the
existing single family residence and accessory structures prior to Final Plat recording.
Response: A demolition permit has been obtained and the structures have been removed.
3. The applicant shall provide a minimum of ten feet (10’) of on-site landscaping along all public street
frontages. A final detailed landscape plan consistent with RMC 4-8-120 shall be submitted to and
approved by the Current Planning Project Manager prior to issuance of a construction permit.
Response: A minimum of 10’ of landscape buffer is provided for the frontage of all public streets which
include 154th Ave. SE and 156 Ave. SE. Final landscape plans consistent with RMC 4-8-120 have been
submitted to the City of Renton.

4. The applicant shall provide a fifteen foot (15’) landscaped area around the entire detention pond in the
Storm Tract. A final detailed landscape plan consistent with RMC 4-8-120 shall be submitted to and
approved by the City of Renton Project Manager prior to issuance of a construction permit.
Response: A 15’ landscape buffer is provided around the entire detention pond located in Storm Tract A.
Final landscape plans consistent with RMC 4-8-120 have been submitted to the City of Renton.
5. The applicant shall comply with the minimum tree density requirements on all lots. A final detailed landscape
plan shall be submitted identifying compliance with tree density requirements for review and approval by the
City of Renton Project Manager prior to issuance of a construction permit.
Response: Tree density requirements have been met for all lots and are shown in the Tree Density Table on
sheet L-4 of the landscape plans. Final landscape plans consistent with RMC 4-8-120 have been
submitted to the City of Renton.
6. A street lighting plan shall be submitted at the time of construction permit review for review and approval
by the City’s Plan Reviewer prior to issuance of a construction permit.
Response: A street lighting plan has been submitted to the City of Renton and approved for construction.
7. The applicant shall ensure the installation of sprinkler systems in all future homes on the plat, as conditioned
in the variance granted by the Renton Fire Authority on April 3, 2017, and shall record this condition on
the face of the final plat.
Response: A note will be provided on the final plat specifying this requirement.
8. The applicant shall create a Home Owners Association (“HOA”) that maintains all improvements and
landscaping in the Storm Tract and any and all other common improvements. A draft of the HOA
documents shall be submitted to, and approved by, the Current Planning Project Manager and the City
Attorney prior to Final Plat recording. Such documents shall be recorded concurrently with the Final Plat.
Response: A HOA has been created for the project and drafts of the documents have been provided for
review by the City.
9. All proposed street names shall be approved by the City.
Response: All street names are approved by the City of Renton and shown on the final plat.
10. In compliance with RMC 4-7-200(E), cable TV conduits shall be undergrounded at the same time as other basic
utilities are installed to serve each lot.
Response: Cable TV conduits will comply with RMC 4-7-200(E) and be installed at the same time as other
utilities for each lot.
11. The applicant shall conform to the surveying, monument and street signage requirements of RMC 4-7-210.
Response: Surveying, monument and street signage will comply with RMC 4-7-210. Final monument cards
will likely be deferred and provided with the final lift of asphalt.
12. All proposed utilities shall be underground and constructed in a manner which will permit the planting of trees.
Response: All new utilities for the Meadowvue project are underground and will be constructed to allow
planting of trees.
