CityofRentonDepartmentofCommunity&EconomicDevelopmentHeoringExaminerRecommendationMontereyMeadowsFinalPlatLUA17-000219,FPJuly14,2017Page4015sidewalkinsteadoftherequired8-footsidewalk.TheStreetModificationwasapprovedbytheCityofRentononAugust5,2016.Themodifiedstreetcrosssectionwasincludedintheapprovedconstructionplans.Condition#9—ThestormwaterpondwallinTractAshallbescreenedwithlandscaping,meetingtheminimumstandardsofRMC4-4-070H.3“FullySight-ObscuringLandscapedVisualBuffer.”StaffComment:ThestormwaterpondinTractAwasreplacedwithastormwatervaultintheapprovedconstructionplans.TheapprovedlandscapeplansshowlandscapinginaccordancewithRMC4-4-070.TheapprovedLandscapePlansareplannumbersR-390120andR-390121.AlllandscapeimprovementsinTractAwillbeconstructedpriortofinalplatrecording.Condition#10—TheapplicantshallcreateaHomeOwnersAssociation(“HOA”)thatmaintainsalllandscapingimprovementsinTract“A”,allmaintenanceandrepairsofthesplitrailfenceandsignageaboutthewetland,andanyandallothercommonimprovements.AdraftoftheHOAdocumentsshallbesubmittedtoandapprovedbytheCityofRentonProjectManagerandtheCityAttorneypriortoFinalPlatrecording.SuchdocumentshallberecordedconcurrentlywiththeFinalPlat.“StaffComment:TheMontereyMeadowsHomeowner’sAssociationswasestablishedwiththeWashingtonSecretaryofStateonJanuary12,2017fUBINumber604-077-514).MontereyMeadowsHomeowner’sAssociationCovenant,ConditionsandRestrictionshavebeensubmittedforreviewandapprovalbytheCity.ThemaintenanceandrepairresponsibilityforthenoteditemshavebeenincorporatedintotheMontereyMeadowsHomeowner’sAssociationCovenant,ConditionsandRestrictionsandwillberecordedconcurrentlywiththeFinalPlot.Condition#11—AllroadnamesshallbeapprovedbytheCity.“StaffComment:CityapprovedroadnameshavebeenaddedtothefaceoftheFinalPlotMap.Condition#12—SanitarysewersshallbeprovidedbythedeveloperatnocosttotheCityanddesignedinaccordancewithCitystandards.Sidesewerlinesshallbeinstalledeightfeet(8’)intoeachlotifsanitarysewermainsareavailable,orprovidedwiththeVsubdivisiondevelopment.StaffComment:ThesanitarysewerwasinstalledpertheCityapprovedconstructionplansandservicelineshavebeenprovidedeightfeetintoeachlot.Condition#13—Allutilitiesdesignedtoservethesubdivisionshallbeplacedunderground.Anyutilitiesinstalledintheparkingstripshallbeplacedinsuchamanneranddepthtopermittheplantingoftrees.Thoseutilitiestobelocatedbeneathpavedsurfacesshallbeinstalled,includingallserviceconnections,asapprovedbytheRentonDepartmentofCommunityandEconomicDevelopmentV(“Department”).Suchinstallationshallbecompletedandapprovedpriortotheapplicationofanysurfacematerial.EasementsmayberequiredforthemaintenanceandoperationofutilitiesasspecifiedbytheDepartment.StaffComment:Allutilitiestoservetheplothavebeeninstalledundergroundasshownontheapprovedconstructionplans.V...Condition#14—AnycableTVconduitsshallbeundergroundedatthesametimeasHEXReportMontereyMeadowsFinalPlotLUA17-000219,FP
