Grady Way Renton, WA 98057 RE: PR18-000333 Solera / LUA18-000490, SA-M, CU-H, MOD (EIS Shading Impacts) As a response to the “On-hold” Notice dated September 24, 2018, please find the response below to item #1 (bullet 6) regarding potential Shading Impacts. The proposed site and massing plan has been developed specifically to mitigate impact of the development on surrounding properties by weighting density and activity towards NE Sunset Boulevard which is an active regional artery and away from the quieter less dense areas to the Northwest and Southwest. As a result, as depicted on the shadow study attached (Exhibit A), there is no shadow impact from the proposed mixed-use buildings on NE 10th Street, Renton Highlands Library, or Sunset Neighborhood Park to the South or Sunset Court Park to the West. Furthermore, the North shade is stretched out in the afternoon just at the waining hours of the afternoon light on the winter solstice and shadow on NE Sunset Boulevard has a negligible impact as a result of the requested CUP including limitation of shade to the west (project side) sidewalk and Sunset Boulevard itself.
