SPECIAL SITE FEATURES: No existing wetlands, water bodies, streams, steep slopes, on-site or adjacent to the site. SOIL TYPE AND DRAINAGE CONDITIONS: Existing soil is loamy sand. Refer to the attached USDA Soil Survey Data. The existing site is vacant and does not have any drainage facilities. The existing storm water follows the grade of the site, from the southeast to the northwest corner, across very sparse and minimal existing vegetation. PROPOSED USE: The proposed project is the construction of a new, single family residence. No changes to the existing use and zoning are proposed. SCOPE OF PROPOSED DEVELOPMENT: The proposed project is limited to the construction of a new single family residence and driveway. The project is limited to the proposed lot and is not anticipated to impact adjacent lots or the right of way. ACCESS: Access to the lot will be via driveway off of N 37th St. PROPOSED OFF-SITE IMPROVEMENTS: No off-site improvements are anticipated. ESTIMATED CONSTRUCTION COST: $750,000 ESTIMATED FAIR MARKET VALUE OF PROPOSED PROJECT: $1,000,000 FILL/EXCAVATION: 90 CY TREES: No existing trees are proposed to be removed. OTHER: No land is proposed to be dedicated to the City, no job shacks, sales trailers or model homes are proposed.
