Subject: Elma Short Plat—Project Narrative

Project Info: The project name is Elma Short Plat. The Site is located at 134
Elma Avenue NE and is 41,531 SF is area.
Permits: The project requires a preliminary and final short plat land use
permits.
Zoning: The zoning of the site and surrounding area is R-8.
Current Use: Currently the site is improved with a single family home, several
outbuildings and landscaping.
Special Features: The site has no special features, unusual conditions or critical
area.
Soil & Drainage: The soil is Alderwood gravelly sandy Loam. The geotechnical
investigation found dense till at relatively shallow depth.
Drainage conditions are sheet flow to the east.
Proposed Use: The proposed use is 5 single family houses. The project will
include a private common access road, detention and stormwater
treatment, and sewer and water main extensions.
Off-Site Improvements: None anticipated. Existing curb cuts across the frontage will be
removed and replaced with a new curb cut. This will include
sidewalk repairs.
Estimated cost and value: Cost and value have not yet been determined.

Earthwork Estimate: Estimated cut volume is 320 CY and fill volume is 980 CY.
Detention system excavation will balance the site to a large
extent with only several hundred yards of import for surfacing
being anticipated.
Trees: There are 3 significant trees on the site, only one of which will
be removed.
Dedication: No dedication is proposed.
Job Shack/Model: No job shacks or sales trailers are anticipated. A model home
may be constructed in the location of one of the future lots,
which may serve as a sales office.
Modifications: A modification is requested to retain the existing street cross
section, which is already improved with curb, gutter and
sidewalk.
Stream/Wetland: The project is not located within 100 feet of any streams or
wetlands.
Streams and Rivers: The project is not located within 200 feet of the Black River,
Cedar River, Springbrook Creek, May Creek or Lake
Washington.
