The following briefly describes the application and the necessary Public Approvals. See also https://bit.ly/2E5VITi PERMITS/REVIEW REQUESTED: Preliminary Short Plat and Street Modification PROJECT DESCRIPTION: The applicant is requesting Preliminary Short Plat and Street Modification approval for the subdivision of an existing 41,532 square foot project site zoned R-8 into 5 lots and one shared driveway tract. An existing single-family residence and associated detached accessory structures are proposed for removal. The proposed lots would range in size from 5,364 square feet to 10,905 square feet. Access to Lot 1 would be provided via driveway access off of Elma Avenue NE and access to Lots 2-5 is proposed via a 5,894 square foot shared driveway tract (Tract A) off of Elma Avenue NE. A street modification has been requested to leave the existing improvements in placed along the site's Elma Avenue NE frontage and to not improve the existing right-of-way to the east of the project site. There are 3 significant trees on the project site, two are proposed to remain. A detention tank and storm filter are proposed within an easement on Lot 5 for stormwater detention and treatment. Sensitive slopes (grades between 25 and 40 percent) are mapped on the project site.
