Appropriate Locaon: The proposed locaon does not result in the detrime ntal overconcentraon of a parcular use within the City or within the immediate area of the proposed use. The proposed locaon shall be sui ted for the proposed use. Effect on Adjacent Properes: The proposed use at the proposed locaon does not result in substanal or undue adverse effects on adjacent property. Compability: The proposed use is compable with the scale and ch aracter of the neighborhood. Parking: Adequate parking will be available with the addion of 77 parking stalls. Traffic: The use ensures safe movement for vehicles and pedestrians and migates potenal effects on the surrounding area. Noise, Light and Glare: No noise, light and glare will impact from the proposed use as has been evaluated and migated. Landscaping: Landscaping has been provided in all areas not occupied by buildings, paving, or crical areas (see Colored Landscape Pla n. Addional landscaping has been added to buffer adjacent properes from potenally a dverse effects of the proposed use.
