HomeMy WebLinkAboutAdden 1 COMMUNITY SERVICES CITYOF DEPARTMENT Renton � M E M O R A N D U M DATE: December 7, 2018 TO: All Plan Holders of Record FROM: Michael Nolan, Project Coordinator SUBJECT: Addendum #1, Sign Shop Addition ADDENDUM #1 - PRE-BID WALK-THROUGH MEETING NOTES On December 3, 2018 at 10:00 am a Pre-Bid Walk-Through Meeting was held for the Sign Shop Expansion project, 3555 NE 2nd St, Renton, WA 98056. The following issues and questions were raised and addressed: 1. Bidders should assume they will replace 120 ft of 1" irrigation pipe to connect the existing source north of the proposed addition to the system in place south of the proposed addition. This will include at least 4 right angles. The new pipe should be installed between the new east wall of the building and the existing curb. 2. The City will remove the furniture and shelving along the north wall of the existing building where new doors have to be cut into the wall. 3. The contractor will have the use of the parking area east of the addition for use as a construction staging and parking area. This area holds 13 parking spaces and should be secured when used. (See attached "Images for Addendum 1".) 4. The contractor can work on weekends with advance notice and will be given a badge to open the gate. 5. On Sheet A1.3, detail 1, an air compressor and a floor drain are called out as bid alternates. They are part of the base bid. (See attached "Images for Addendum 1".) 6. On Sheet M2.2, the "future" AC-1 and refrigerant line are part of Bid Alternate 2. 7. On Sheet M2.3, the "future" AC-1A is part of Bid Alternate 2. The roof penetration and curb are part of the Base Bid. If Bid Alternate 2 is not accepted, the roof opening should be covered per Detail 7/A6.4 8. After the opening of bids, the city will notify the Apparent Low Bidder of the intention to enter into contract. The Apparent Low Bidder will need to submit documentation of insurance and bonding coverage. Upon vetting of the contractor's qualifications and insurance coverage, the contract will be approved by the Renton City Council and signed by the Mayor. This process typically takes 2 to 4 weeks from bid opening to final signatures. 9. The existing building will be occupied and operational during construction. It must be kept weathertight and dust free, and as quiet as possible. 10. The existing manual transfer switch, generator connection, disconnect, and conduit from MTS to generator connection are all to be replaced by this contract. 11. The existing transformer on the mezzanine level of the existing sign shop is to be relocated and a new transformer installed in its location by this contract. 12. The specification for the vehicle guard rail is in Section 06 10 00 rough carpentry. 13. Details for the antenna support structure have been revised per Detail 5/A2.2. 14. A copy of the sign-in sheet with names of all the attendees from the meeting is attached, ("Sign In Sheet, sign shop.pdf"). 15. A copy of the Renton Fair Practices Policy is attached. 16. A hazardous materials survey was performed on the existing Sign Shop and all results came back negative. 17. Q: Regarding the antenna —what type of cabling is being run to it—assuming there is a low voltage component (we do 06/Low Voltage)? A: Antenna is being relocated, thus install the same type of cable that is currently being used. 18. Q: There are 2 locations for the panelboard —one is the "old" location downstairs in the shop and the 2nd one is upstairs in an Equipment Storage Room, which I assume is what they refer to as their "Server Room" in their specs—which do they want to use as their headend (there is also an electrical room in the adjacent building)? In other words, I need to figure out where the demarc is in this place—where the transition is made between the data/phone/tv service and the internal building cabling. A: Ultimately, the headend for the antenna will be in the Server Room, however, if that Alternate is not accepted, then the headend will remain at its current location. 19. Q: In the specifications in section 270523 mention running RG6 coax cabling for TV locations, but I don't see any specifically indicated, although it looks like there is a video display (based on the outlet placement) in Office #102. Is this correct and Are there any other TV locations? A: There are no television outlets. Omit Spec Section 270523. 20. Q: The specs in Section 281300 mention that the owner will install CCTV cameras— do we need to run cabling for these (CAT6)? A: Cable and cameras by Owner. 21. A: Same section— regarding the security/access control system — Is this something they want a bid on or do we just need to price in cabling for this? Or is this a section we should ignore? A: There are no access control elements in this work. Omit Section 281300. 22. On sheet E1.1, the overhead door control should be located inside the room consistent with the OH Door specification. 23. Q: Are Derbigum's Derbibase Ultra and Derbicolor GP-FR roof systems acceptable systems. A: No 24. The insulation at the roof should be R-38 Rigid Polyisocyanurate Insulation acceptable, not XPS. 25. Details 1&2/A5.1 the roof construction notes should be revised to read: "Membrane roofing over 5/8" protection board over polyisocyanurate insulation, overTJl's sloped to drain." The roofing section is called out correctly on detail 3/A6.4. Note on detail 3/A6.4 the correct method of attachment is called out. 26. Q: Specification 075100 calls out the modified roofing system to be set in hot asphalt, is it acceptable to install this as a cold asphalt application? Carlson 1.0 PURPOSE: To establish guidelines for the promotion of fair practice and nondiscrimination in activities relating to employment and treatment of all citizens. 2.0 ORGANIZATIONS AFFECTED: All departments/divisions and City officials. 3.0 REFERENCES: City Resolution #2340, issued July 10, 1972. Revised February 9, 1976; June 2, 1980; and October 7, 1996. 4.0 POLICY: The policy of the City of Renton is to promote and afford equal treatment and service to all citizens and to assure equal employment opportunity to all persons regardless of race; religion/creed; national origin; ancestry; sex; the presence of a physical, sensory, or mental disability; age over 40; sexual orientation or gender identity; pregnancy; HIV/AIDS and Hepatitis C status; use of a guide dog/service animal; marital status; parental/family status; military status; or veteran's status.
