HomeMy WebLinkAboutC_On Hold Letter_38th SP_181221.pdf December 21, 2018 Silvija Jakovljevic Medici Architects 11711 SE 8th St, Suite 100 Bellevue, WA 98005 SUBJECT: "On Hold" Notice 38th Street Short Plat / LUA18-000683 SHPL-A, ECF Dear Ms. Jakovljevic: The Planning Division of the City of Renton accepted the above master application for review on November 19, 2018. During our review, staff has determined that additional information is necessary in order to proceed further. The following will need to be corrected and submitted before March 21, 2019 so that we may continue the review of the above subject application: 1. According to the submitted grading plans, is appears that Lots 1-3 would have finished floor elevations below the grade of Lincoln Ave NE. In order the utilize the private access as an alley for these lots, the finished floor elevations of these lots must be revised to be level with the elevation of Lincoln Ave NE, otherwise the private access functions as a shared driveway and the proposal exceeds the maximum number of lots (4), which are permitted to access off of a shared driveway. 2. In accordance with RMC 4-4-040, the maximum permissible retaining wall height within residential zones is 6 feet. Please revise the plans as necessary to ensure none of the proposed retaining walls exceeds the maximum permitted height of 6 feet. 3. Extend the required NE 38th Street frontage improvements to the northwest corner of Lot 5. The following additional comments were provided by Jonathan Chavez, 425-430-7288: 1. Each lot must have a direct connection to the storm system. 2. Move CB #3 north and connect to CB #1. 3. Move CB #4 to end of roadway and install through curb inlet. 4. Install additional anaerobic grate for ease of maintenance. 5. Provide capacity calculations for existing ditch. The discharge point must designed to eliminate any erosion potential downstream. 6. Applicant must apply for an easement with the City to be able to construct and maintain private facilities in public right-of-way. 7. Show shoulder treatment, retaining wall, and guard rails in profile views. Guardrails shall be per WSDOT standard specifications. Retaining walls within public right of way shall be designed per AASHTO standards. 8. Curb ramps must meet ADA requirements to the maximum extent feasible. 9. Provide rim and invert elevations on all drainage and sewer structures. 10. Revise utility plan to show minimum horizontal distance of 10 feet between storm and water mains. 11. Revise utility plan to show minimum horizontal distance of 7 feet between storm and sewer mains. 12. Revise utility plan to show minimum horizontal distance of 5 feet between storm pipe and retaining walls, structures, etc. Once the applicant has reviewed the above comments and amended necessary plan sets and studies to bring the project closer to compliance with Renton Municipal Code, the applicant shall submit electronic copies of the any modified plan sheets and studies in compliance with the City’s electronic plan review standards, which may be found on the City’s website at the following link: https://edocs.rentonwa.gov/Documents/1/doc/940235/Page1.aspx. At this time, the review of your project has been placed “on hold” pending receipt of the requested information and the Environmental Review Committee meeting scheduled for January 7, 2019 has been cancelled.
