SUBJECT: Second "On Hold" Notice
Seattle Pipe Trades BSP / LUA18-000256 BSP
Dear Mr. Rubenkonig:
The Planning Division of the City of Renton accepted the above master application for review on August 9, 2018. The project was placed on hold on September 4, 2018 and was taken off
hold November 27, 2018. During our review, staff has determined that additional information is necessary in order to proceed further with the proposed subdivision. However, as previously
communicated to you, as an alternative you may wish to record a Commercial Condominium on the property, which would not require any review by the City or the compliance with the requirements
listed below.
If you wish to proceed with the proposed subdivision, the following will need to be corrected and submitted before April 8, 2019 so that we may continue the review of the above subject
application:
The proposed subdivision is required to bring the existing project site into compliance with the City’s adopted Landscape Regulations (RMC 4-4-070). This requires the submittal of a
new landscape plan and analysis. If any of the required landscape improvements require the removal of existing parking spaces, a parking analysis demonstrating that the proposed project
complies with the adopted Parking Regulations (RMC 4-4-080) would also be required.
The City’s Environmental Review Committee has determined that the proposed subdivision would not qualify as an addendum under SEPA as the proposed subdivision is a new proposal. Therefore,
an application for Environmental Review (included the completion of a SEPA Checklist and the payment of the $1,617) is required.
Once the applicant has reviewed the above comments and amended the binding site plan materials to bring the project closer to compliance with Renton Municipal Code, the applicant shall
contact me at jding@rentonwa.gov or 425-430-6598 to schedule an appointment to resubmit electronic copies of the modified plan sheets in compliance with the City’s electronic plan review
standards.
