Mr. Holmberg,
The purpose of this letter is to provide an update on the status. of the final short plat submittal. There
are a few outstanding items, which must be completed and resubmitted for a second review before
project closeout can be completed and the final short plat can be recorded. I am forwarding on the first
set of comments from all departments. Please use this letter as a checklist to move the project forward
towards final recording.
Property Services Comments
Bob MacOnie has reviewed the final plat submittal and has provided the following comments:
1. Note what was found when visiting the existing monuments.
2. City of Renton Monument # 334 is a vertical control monument only. Please show ties to two City
of Renton ,Horizontal control monuments or by reference to a survey which makes such ties and
show two monuments in common with this survey. e.g. "Ties to the City of Renton Survey Control
Network pursuant to
3. Indicate what has been, or is to be, set at the corners of the proposed lots.
4. Note discrepancies between bearings and distances of record and those measured or calculated, if
any.
5. Note addresses from the attached on the final short plat drawing.
6. Do note encroachments, if any.
7. The Temporary Construction easement shown over Lot 1 and Tract 'A' expired in 1997 per the
recording number cited.
8. Note any relevant researched resources on the short plat submittal.
9. Note the plat name and lot and tract numbers of the adjoining properties or note as "Unplatted".
10. Under Notes item 2 on sheet 1 of 2 add the following sentence: "TRACTS ARE NOT CONSIDERED
BUILDING SITES FOR PURPOSES OF RESIDENTIAL DWELLINGS:'
11. Show the distances between the structure on proposed Lot 2 and the lot's boundaries.

1I Complete the wetland and buffer boundaries over the southern portion of Tract 'A'.
13. Correct the format of the land use action number, it should be LUA13-000795" only.
14. Correct the an record number, it should be "LND-20-0585".
15. What is the purpose of the line 5' west of and parallel with the western boundary of the 15' Utilities
Easement under AF# 8106290604. Please note that the referenced to the LLA, AF# 9511299005,
did not in fact release the easement it just indicated that such release was proposed and to date
that has yet to occur. Therefore remove the leased by statement.
16. Show addresses, attached.
Plannins Comments
Jennifer Henning has reviewed the final short plat submittal and has provided the following comments:
1. Verification Letter: A letter from the wetland biologist specifically stating that all mitigation was
installed in full accordance with the 08/11/2014 (revised 09/04/14) Buffer Averaging and Mitigation
Plan (Figure 1), Buffer Planting Plan (Figure 2), Plant Schedule & Specifications (Figure 3), and
Construction Details (Figure 4) developed by Altmann Oliver Associates, LLC.
2. Mitigation Installation and Approval: Once the buffer mitigation has been installed (plants, split -
rail fencing, etc.) pursuant to the approved plan, and sensitive areas signage, the wetlands biologist or
specialist will need to provide me with written verification that the installation and that it is in
conformance with the approved plan.
3. As Built Plans for the Mitigation Area: A copy of the mitigation as -built plans must be submitted.
4. Monitoring and Maintenance Surety Amount: In order to provide the applicant with the amount of
security necessary for the maintenance and monitoring of the wetland mitigation plantings, signage,
and fencing, we will need a copy of the signed maintenance and monitoring contract for this work. A
draft (followed by a final) maintenance and monitoring contract (or contracts) for our review prior to
execution of the contract shall be provided. The draft contract language must ensure compliance the
performance standards of the approved mitigation plan as well the maintenance and monitoring
standards of the Renton Municipal Code. The scope of the contract must clearly cover the cost of plant
maintenance and replacement as well. The language in the contract must also guarantee that
"structures, improvements, and mitigation perform satisfactorily for a period of 5 years" (e.g. add
provisions for plant replacement and weed removal referencing compliance with the survival rates
noted in the final approved wetland mitigation plan. The contract must include quarterly monitoring
reports for the first year and annual reports thereafter. The draft contract must be followed up with a
final signed contract once the City approves the draft version. Once the City approves the contract
proposal, the applicant will need to provide a maintenance surety device (a letter of credit or
irrevocable set aside letter) set at an amount totaling 125% of the cost to guarantee satisfactory
performance for a minimum of five years.

5. Protective Easement (k Critical Areas Tract: A small area (79 sf) on Lot 2 is within a Native Growth
Protection Area Easement. Tract A is a Critical Areas Tract. The required split -rail fence plus Sensitive
Area signs every 50 feet must be placed on the west edge of both the NGPE and Tract A. The existing
shed must be removed from the Critical Areas Tract.

Easements
Separate utility easements, where applicable will be required to be submitted for review. Easement
documents must be submitted, approved, and recorded by the City. Please submit all easements for our
review and approval before signing and notarizing by the property owner. We will return for final
signature and notarization once our Technical Services Division has approved the legal description and
easement form. Please include legal description as "Exhibit A" and map showing location of easement
as "Exhibit B".
All Fees Paid
1. A check in the amount of $15.81 made out to Champion Courier will be required prior to recording.
Please submit all correspondence and revisions to me and I will forward them on to the appropriate
departments for further review. Please keep in mind each department has up to two additional weeks
