HomeMy WebLinkAboutDeferal Justification Letter for ZK short plat.docxMay 18th, 2017 Ms. Brianne Bannwarth Development Engineering Manager City of Renton Community and Economic Development 1055 South Grady Way Renton, WA 98057 RE: Submittal of Deferral Application ZK Short Plat City of Renton File No. LUA13-001564 Dear Ms. Bannwarth: On behalf of our client Hien Thao Real Estate Company, we are submitting the enclosed Application for Deferral of the on-site final lift of asphalt (2 inches) and landscaping. I’m enclosing the following documents for you to review and approval accordance with RMC 4-9-060(c): One (1) copy of the completed City of Renton Deferral Application form signed by the property owner One (1) copy of project site map and grading plan which highlights the requested deferral items. The ZK Shortplat is 95% constructed and there are one (1) model home also under construction. On May 15th, 2017 we submitted 1st revision of the Final Plat Map to the City of Renton for review/approval. The following information is being provided in support of our request: Items and quantities involved: During the construction of the on-site homes (4 homes) TP Home, LLC, on behalf of Hien Thao Real Estate Company, is requesting a delay of the final lift of asphalt (on site) and landscaping to avoid damage. The items and quantities for the referral are as follows: Final 2 inches of asphalt on the private road: 289 cubic feet, cost: $6,415.80 ($22.20 per cubic feet) Landscaping on public planter strip and private planter strip: $4,000 for labor and materials Install road sign and no parking sign along the retaining wall: labor and material $800 Justification: Since our short plat deadline is coming up on 7/7/2017, we will not have all of documents in for short plat recording approval prior to the deadline. We can finish all of the works by that time, but City of Renton and King County need at least 6 weeks to review and approve for three (3) new tax parcels. Another justification is during construction the various contractors/vendors will be utilizing large/heavy trucks for delivery of concrete, rebar, lumber, trusses, etc. It’s very common that during the home building phase minor damage occurs to the asphalt private road by the delivery trucks (especially during the months). By leaving the final lift of asphalt, we assure the City of Renton and future home owners a better roadway surface. Please review this information and provide to us your approval to delay (defer) the requested public improvement for a period of 7 months.
