Dear Mr. Schrei:
The City of Renton has completed processing the above referenced lot line adjustment and has
forwarded the final mylars to King County for recording.
Please note the recording of the lot line adjustment map alone does not transfer ownership of
property. If necessary, prepare and record a deed transferring ownership of the portion of land
depicted in the lot line adjustment map. We recommend that the legal description for this
document be prepared by a surveyor. It is the applicant's responsibility to ensure this document
is properly prepared and recorded with the County.

Dear Mr. Schrei:
The City has finished reviewing your proposed lot line adjustment and is now ready to approve
and send the final version for recording. Please submit two sets of an original signed mylar and a
check for $15.73 made out to Velocity Express to me at the sixth floor counter of City Hall.
Please verify that the mylars have been signed by all owners of record and have been notarized
with an ink stamp (not embossed). The ink stamp must be legible so that King County will
promptly record the Iot line adjustment.
This decision to approve the proposed lot line adjustment is subject to a fourteen (14) day appeal
period from the date of this letter. Any appeals of the administrative decision must be filed with
the City of Renton Hearing Examiner by 5:00 pm, May 16, 2007.
Appeals must be filed in writing together with the required $75.00 application fee with: Hearing
Examiner, City of Renton, 1055 South Grady Way, Renton, WA 98055.
Appeals to the Examiner are governed by City of Renton Municipal Code Section 4-8-110.
Additional information regarding the appeal process may be obtained from the Renton City
Clerk's Office, (425) 430-6510.

Boundary Line Adjustment most recently submitted to the City of Renton.
The original Boundary Line Adjustment was submitted by Dave Cayton at Core
Design in November 2006. According to Ken Peckham, this is the BLA that should
be applied to the Hillcrest Development.

Format and Legal Description Review
Bob Mac Onie and I have reviewed the above referenced lot line adjustment submittal and have
the following comments:
Comments for the Applicant:
Note the City of Renton land use action number and land record number, LUA-06-150-LLA and
LND-30-0322, respectively, on the drawings in the spaces already provided.
The indexing information noted on both drawing sheets is incomplete. The "T" is 23 North, and
the "R" is 5 East.
It is suggested that the new name for the LLA property drop the leading "NEW" and use
distinctly different names for the old and new properties.
The city will verify the one address for the proposed lot line adjustment as soon as possible. Note
said address on the drawing.
The subject property does not fall within Zone 2 of the Aquifer Protection Area. Therefore, the
"AQUIFER PROTECTION NOTICE" should be removed (Sheet I of 2).
Item No. 6 under the "RESTRICTIONS" block (Sheet 1 of 2) pertains to the annexation of the
subject property to the City of Renton. Since the annexation has taken place, the covenant
regarding annexation is invalid. Have the title company take said item off of the title report.
Note that if there are easements, restrictive covenants or agreements to others (City of Renton,
etc.) as part of this lot line adjustment (LLA), they can be recorded concurrently with said LLA.
The LLA drawing and the associated document(s) are to be given to the Project Manager as a
package. The recording number(s) for the associated document(s) are to be referenced on the

To Whom It May Concern:
The following is presented to address the City's submittal requirements for a project
narrative regarding the Hillcrest Square Lot Line Adjustment located at 325 Duvall
Avenue N.E.
The purpose of this lot line adjustment is to remove the existing boundary line between
the two parcels to accommodate the proposed development of the site.
There are no "special site features" such as wetlands, water bodies or steep slopes that
affect the site, and no proposed code modifications are being requested along with this lot
line adjustment.
I trust that this will satisfy the City's requirement regarding a project narrative for the
proposed lot line adjustment.
