Rng. 5 E. The subject site is a 68.05 acre parcel. The Preliminary Plat received City of Renton Council approval on July 2, 2007. The property is located within the Light Industrial zone. The Final Plat complies with both the Zoning Code and the Comprehensive Plan. 10. The Preliminary Plat was subject to a number of conditions as a result of both environmental review and plat review. The project proponent is the King County Department of Transportation (KCDOT. The site, the King County Roads and Parks Operations and Maintenance Base, currently has 17 buildings, which would remain. The property was last subdivided in 2002, resulting in 7 parcels. A subsequent subdivision within 5 years requires review with the Preliminary Plat process and a public hearing before the Hearing Examiner. The current subdivision would be of the 68 acre Lot 2 of the earlier subdivision (Exhibit 3). The resulting 2 lots would be 60 acres (A) and 8 acres ('B'). The City of Renton would acquire the 8 acre parcel to be developed as a Parks and Recreation Department Maintenance facility. The Site Plan Review associated with this action would be for relocation of King County operations that currently occur on the 8 acre portion of Lot 2. These operations would be relocated to the 60 acre remaining portion of Lot 2. The property is in the Employment Area - Industrial Comprehensive Plan land use designation and has Light Industrial — Public Use (IL-P) zoning (Exhibit 4).
