The City of Renton has approved the above referenced lot line adjustment and has
forwarded the final mylars to King County for recording.
Please note the recording of the lot line adjustment map alone does not transfer
ownership of property. If necessary, prepare and record a deed transferring ownership
of the portion of land depicted in the lot line adjustment map. We recommend that the
legal description for this document be prepared by a surveyor. It is the applicant's
responsibility to ensure this document is properly prepared and, recorded with the
County.

Dear Mr. Hansen:
The City. of Renton has. finished reviewing your proposed lot line adjustment and is'now ready
to approve and send the final version for recording. Please submit two sets of original signed
mYlars and a check- for $15.81 made out to Champion Couriers to my attention at the sixth
floor counter of City Hail.
Please verify that the mylars have been signed by all owners of record and have been notarized
with an ink stamp (not embossed). The ink stamp must be legible so that King County will
promptly record the lot line adjustment.
This decision to approve the proposed lot line adjustment is subject to a fourteen (14) day
appeal period from the date of this letter. Any appeals of the administrative decision must be
filed with the City of Renton He Examiner by 5:00 pm, March 11, 2010.
Appeals must be filed in writing together with the required fee with:. Hearing Examiner, City of
Renton, 1055 South Grady Way, Renton, WA 98057. Appeals to the Examiner are governed by
City of Renton Municipal Code Section 4-8-110.- Additional information regarding the appeal
process may be obtained from the Renton City Clerk's Office, (425) 430-6510.

The following comments were received from Property Services regarding the Hudson Lot Line
Adjustment:
See the attachment for suggested changes to the "ADDRESSES & TAX PARCEL
NUMBERS" block. Referencing the current lot names instead of the "ORIGINAL" avoids
confusion and adds clarity.
The "N" and "E" coordinates noted at both City of Renton Mon #1863 and #1640 were
asked to be revised to US Survey Feet, as those shown are incorrect. The coordinates
are not required, but if shown, they should be accompanied by the appropriate
combination grid and elevation scale factor and coordinate system designation per RCW
58.20.
A "HUDSON LOT LINE ADJUSTMENT SITE SURVEY" drawing was included in the last
submittal. It is assumed that said drawing is not to be part of the recorded short plat;
If it is, then all of the page numbers need to be revised.
See the attachment of the City of Renton "APPROVAL" block for a change of approving
department."
Once the changes have been made, please submit three (3) paper copies of the revised Lot Line
Adjustment. We will review the revisions, and if everything is in order, we will call for the

The Planning Division of the City of Renton accepted the above master application for
review on March 19, 2008. During our review, staff has determined that additional
information is necessary in order to proceed further.
The following information will need to be submitted before May 30, 2009 so that we may

The City of Renton has completed the initial review -of your proposed lot line adjustment.
The. following changes will be necessary in order for the City to approve your proposal:
1. There are three detached accessory structures (a garage, building and gazebo) on
the proposed Lot 1, The R-8 development standards for single-family
residential zoning allow only two structures of this type. To mitigate this
requirement, the applicant can either await the. proposed zoning change prior to
recording or remove one of the structures in question prior to recording the lot
dine adjustment.
.2. The easement tables 'provided by Hansen Surveying, dated March 6, 2008, lists
two Pacific Telephone and Telegraph Co. easements (item numbers 4 and 6)
that are described "As Constructed". These easements must .be mapped,
dimensioned, and titled or explained why the easements cannot be mapped.
3. Access to New Lot 1 will be limited to Benson,Road. South. This should be .
identified in the language on the recorded plat.
4. If the existing brick patio (identified in Lot 2) encroached the proposed Lot 1,
an easement will be required or language for usage is required on the recorded
lot line document prior to recording.
5. Comply with the attached Format and Legal Description Review comments
from Property Services dated May 13, 2008.
Once the. changes, as noted m the attached memo, have been made please submit two
copies of the revised lot line adjustment to me at the.sixth floor counter of City Hall: The
revised plans will be routed for final review and you will be notified when it is appropriate

Format and Legal Description Review
Bob Mac Onie and I have reviewed the above referenced lot line adjustment submittal and have
the following comments:
Comments for the Applicant:
Note the City of Renton land use action number and land record number, LUA-08-024-LLA and
LND-30-0340, respectively, on the drawing sheets. The type size used for the land record
number should be smaller than that used for the land use action number.
There is not sufficient control shown to enter the submittal into the City of Renton database.
Also, directly tie the subject site to the City of Renton Survey Control Network. The geometry
will be checked by the city when the aforementioned data has been provided.
Enlarge the symbols used to indicate what was set at the corners of the proposed lots.
The "ADDRESSES AND TAX PARCEL NUMBERS" block (Sheet 1 of 2) notes the properties'
names as LOT A and LOT B. The names of the parcels, per the drawing on Sheet 2 of 2, are
"LOT 1" and "LOT 2". Review and revise as needed.

The US foot values for City of Renton Monument Nos. 1863 and 1640 are not correct.
WAC 332-130-150 requires that the location and identification of such things as fences be shown
on the document to be recorded, and also requires references to documents that may show
different corner positions.
Add to the basis of bearing reference: Between City of Renton Monuments Nos. 1640 and 1863
as shown (Sheet 2 of 2).
Provide the full curve centerline data for Benson Road S (NEly of underlying Lot 24, Block 4 of
Aker's Farms No. 5).
Provide a block for references (see the attachment).
Note that if there are easements, restrictive covenants or agreements to others (City of Renton,
etc.) as part of this lot line adjustment, they can be recorded concurrently with said submittal.
The lot line adjustment submittal and the associated document(s) are to be given to the Project

• The project site is located outside of the Aquifer Protection zone.
TRANSPORTATION
No existing curb, gutter or sidewalks fronting the property along Benson Road.
SANITARY SEWER
• The project site is located within the Soos Creek Water and Sewer District.
SURFACE WATER
• The site is located in the Panther Creek sub basin.
• No developed storm system crossing these lots along frontage.

SURFACE WATER
1. If site is developed, Surface Water System Development Charge is $1,012.00 per
new dwelling unit. This fee is due with the construction permit.
2. If site is developed, the project is subject to detention by the 1990 KCSWDM. If
there is an identified downstream issue, then the project shall trigger the use of the
2005 KCSWDM as either a SEPA condition or a plat condition
TRANSPORTATION
1. No traffic mitigation fee is due until the site is developed.
FIRE DEPARTMENT
1. No issues until proposed development.
2. For development: A fire hydrant with 1000 GPM fire flow is required within 300
feet of all new single-family structures. Available fire low is limited to 1250
GPM.
3. Building square footage is limited to3600 square feet in the proposed plat.
4. A fire mitigation fee of $488.00 is required for all new single-family structures.
5. Fire department access roadways require a minimum 20-foot wide paved
roadway. Fire department turnarounds are required for roads over 150-foot in
length.
6. All building addresses shall be visible from a public street.
CONDITIONS
Access to the new lot will be limited to Benson Road S. This should be identified
in the language on the recorded plat.
2. If existing brick patio (identified in Lot 2 encroaches the proposed Lot 1, an
easement will be required or language for usage is require on the recorded lot line
prior to recording.

This proposal is for a Lot Line Adjustment to revise the location of the property line
between two existing parcels. The City of Renton recently changed the zoning on the
parcels. The proposed LLA will match the line between the CN and the R-14 zones.
A Commercial building is presently on the parcel A (lot 2) and is used as a photography
studio. A single family residence is located on parcel B (lot 1) and will remain. In the
future multi -family units may be constructed on lot 1 but they are not part of this
application.
Lot 1 will be 57,508 square feet and lot 2 will be 17,538 square feet. There will be no
change in access or utilities as part of this application. Parking for the studio will not be
modified.
