for this document be prepared by a surveyor. It is the applicant's responsibility to ensure -

Format and Legal Description Review
Bob Mac Onie and I have reviewed the above referenced lot line adjustment submittal and have
the following comments:
Comments for the Applicant:
In general, the dimensions for the west side of Lot 2 are not shown. The leaders for the
dimension along the west side of Lot 1 are shown incorrectly.
The geometry of Lot 1 does not close. No closure notes fro said lot were provided.
Thedimension of 509.1 F, along the southerly portion of the west line of Lot 2, does not
quite agree with what is noted in the calculations sheet (509.10'). Review and revise as
needed.
The dimension shown along the east side of Lot 1 (109.57) does not agree with what is
noted in the calculation sheets (1.0954'). Review and revise as needed.
The north arrow noted on Sheet 2 of 2 is pointing in the wrong direction_
The address block on Sheet 1 of 2 should refer to "LOT 1" and "LOT 2", rather than the
old parcel names.
Note any encroachments (fences, etc.) that exist on the property.
Under the "EXISTING LEGAL DESCRIPTION LOT A AND B" block on Sheet I of 2, is
a secondary block with text that begins with "CITY OF RENTON LAND RECORD
NUMBER:", Said secondary block repeats the existing legal description noted previously.
This repeat of said legal is not needed, and this secondary block should be removed from
the drawing.
Note on the drawing (Sheet 2 of 2) that the properties to the north of the subject LLA
parcels are UNPLATTED. Tax Parcel numbers are not needed.

New Lot I and -new L 2 are currently accessed by a 12' access easement. Is this
sufficient?
Our last review also noted a possible need for a Native Growth Protection Area Easement
statement on the submittal for the wetlands. However, the wetlands are not even shown on
the lot line adjustment submittal currently under review. Is there a reason for this
omission?
The above last two paragraphs should be included in the comments for the applicant, if
applicable.

Format and Legal Description Review
Bob Mac Onie and I have reviewed the above referenced Iot line adjustment submittal and have
the following comments:
Comments for the Applicant:
Note the City of Renton land use action number and land record number, LUA-08-066-
LLA and 1_,ND-30-0343, respectively, on the drawing sheets in the spaces already provided.
Show two direct ties between the subject properties and the City of Renton Survey Control
Network with published values. The geometry will be checked by the city when the direct ties
have been provided.
As currently shown, the street to the south of Lot B (Chelan PL NE) does not appear to adjoin
said Lot B. Also, the street to the west of Lot B (NE 9`h St) does not appear to adjoin said Lot B.
The lines depicting the end of the streets shown are noted as "ASPHALT EDGE". Are there
actual gaps between the streets and said Lot B? The narrative for the lot line adjustment notes
that said streets will be used for access now, and in the future for a new Plat.
Remove the City of Renton "SEAL" from both drawing sheets (upper left-hand corner). Also,
remove the large (in size) reference to "KING COUNTY" in this same area.
The north arrow is difficult to find (Sheet 2 of 2). Make it more visible.
Note what was found when visiting the existing monuments.
Indicate what has been, or is to be, set at the new corners of the proposed lots.
Note discrepancies between bearings and distances of record and those measured or calculated, if
any.
Note all casements, covenants and agreements of record on the drawing.

Because a portion of the subject properties falls within Zone 2 of the City of Renton Aquifer
Protection Area, the Aquifer Protection Notice needs to be noted on the lot line adjustment
submittal. See the attachment.
Separate the approval block for the City of Renton from that of King County by inserting a
horizontal line between the two in the "APPROVAL" block (She(:t 1 of 2).
All vested owner(s) of the subject tot line adjustment properties need to sign the final lot line
adjustment submittal, If there is just one owner, provide one signature line with the name of the
owner noted underneath.
The "DECLARATION" block should be titled "OWNER'S DECLARATION".
The block titled "TOTAL AREA TO BE PLATTED" is incorrect (Sheet 2 of 2). This is a lot line
adjustment (LLA), not a plat.
Is a Native Growth Protection Area Easement needed for the critical area buffer for the wetland
area?
It is suggested that the new names of the reconfigured properties be noted as something more
distinguishable than "NEW LOT A" and "NEW LOT B", e.g. Lot I and Lot 2.
A scale of 1"=50' may be, more appropriate for the lot line adjustment drawing for the final
submittal.
Note that if there are easements, restrictive covenants or agreements to others (City of Renton,
etc.) as part of this lot line adjustment, they can be recorded concurrently with the lot line
adjustment. The lot line adjustment submittal and the associated docunient(s) are to be given to
the Project Manager as a package. Reference the associated documents) on the lot line
adjustment submittal, and provide spaces for the recording numbers thereof.

concern is that a minimum of 5 foot set back be maintained around the structure, in order
for setting up a 35 foot Ladder at a 70-degree angle. The requirement for setting up a 35-
foot ladder at a 70-degree angle is directed at structures 2 stories or greater.

Subject: Pillo Lot Line Adjustment application, 922 Chelan Ave NE., Renton WA.
Dear Development Services Staff.
This letter outlines the application for the Pillo Lot Line Adjustment at 922 Chelan Ave
NE. Renton WA. The proposal is to adjust the property lines between two existing
parcels. No new lots will be created. The two parcels are 195,709 square feet in size.
The current zoning of the sites and surrounding area is R-8. The current use of the sites is
for three single family residences. The existing house at 922 Chelan Ave NE will remain.
The two other houses will be removed as part of a PUD that is being reviewed on lot B.
Setbacks for the existing house to remain meet the City of Renton development
regulations.
The property abuts Duvall Ave NE on the east. No access is provided from Duvall Ave
NE at this time. Access will remain as is via an easement from NE 10`h ST. to lot A. Lot
B fronts on NE 9th ST to the west and Chelan PL NE to the south. Both streets will be
used fro access for the new Plat and PUD.
No utilities are planned to be installed at this time. The house to remain is connected to
the sewer and has a water meter from Water District 90. When the new plat is constructed
the house on lot A will be connected to the new sewer line and City of Renton water
service.
No trees will be required to be removed. The soils in the area are Glacial Till. The site is
nearly flat sloping gently from the east to west.
