GENERAL REVIEW CRITERIA (4-4-130H3):
a. The land clearing and tree cutting will not create or significantly contribute to.landslides,
accelerated soil creep, settlement and subsidence or hazards associate with strong ground motion
and soil liquefaction.
The site is not steeply sloped; therefore, the,proposal does not appear to contribute
significantly to any of the above -mentioned hazards.,
b. The land clearing and tree cutting -will not create or significantly contribute to flooding, erosion,
or increased turbidity, siltation or other form of pollution in a watercourse.
The vegetation that will be removed is not in close proximity to, any watercourse or
wetland,'and therefore, its -removal would not contribute'to any flooding, erosion or
increased turbidity.
c. Land clearing and tree cutting will be conducted to maintain or provide visual screening and
buffering between land uses of differing intensity, consistent with applicable landscaping djid
setback provisions.of the Renton Municipal. Code.
The removal of the understory vegetation will not affect -the current state of visual
screening present on the property..

d. Land clearing and tree cutting shall be conducted so as to expose the smallest practical area of
soil to erosion for the least possible time, consistent with an approved build -out schedule and .
including any necessary erosion control measures.
Staff recommends that as a condition of approval, best management practices for
vegetation removal be employed so as to meet this criterion. This includes hydroseeding
any exposed areas within 30 days of the completion of work, or covering the areas with
hay, or mulch, sod, or plastic.so as to prevent erosion.
e. Land clearing and tree cutting shall be consistent with subsection D2 of this section, Restrictions
on. Critical Areas — General, and RMC 4-3-050, Critical Areas Regulations.
The proposal does not impact any critical areas.
CONDITIONS OF APPROVAL:
I. The applicant shall employ Best Management Practices for vegetation removal..These include
either: hydroseeding any exposed soil areas within 30 days of the completion of clearing; or
covering the exposed areas with hay, mulch, or sod.
2. The applicant shall employee best management, practices for erosion control during the vegetation
' removal,process.
This Routine Vegetation Management Per_mittis hereby approved,;subject'to'the aforementioned
conditions.

Vegetation Maintenance Plan
The total size of the property is 4.2 acres but is comprised of the following separate tax
parcels:
1) Akers Farms No 5, Plat lot No 7, King County Tax Parcel #0087000070, lot size 46,609 sq ft.
This piece of property is currently vacant and does not have ready access to sewer, power or
water.
2) Akers Farms No 5, Plat lot No 8, King County Tax Parcel #0087000075, lot size 59,677 sq ft.
A single family residence occupies this lot.
3) Akers Farms No 5, Plat lot No 9, King County Tax Parcel # 0087000080, lot size 68,824 sq
ft. A single family residence currently occupies this lot
4) Akers Farms No 5, plat lot No 9, King County Tax Parcel # 0087000081, lot size 7,600 sq ft.
This lot is currently vacant but has access to sewer, water. The connection to the sewer main is
located at the entrance to the property. The power pole located on Lot 9 was also established
to service this property.
The work requested for this site is for vegetation maintenance only. The property is not being
prepared for future development. As noted above 2 of the lots currently have single family
residence located on them. The other 2 lots do not contain any dwellings. The property is
capable of further subdivision and development however that is not the intent of this request.
To date 24 trees have been removed from the property. The trees were a mixture of
cottonwood, locust and alder. Per Service Violation No. SR08-2562, issued on December ll
and then corrected, the tress removed will be replaced by 9 insert tree type. The new trees will
be planted along the perimeter of the property as described in the tree restoration plan.
This permit is requesting a vegetation maintenance permit to remove remaining blackberry
scotch broom wild grass from the properties listed above. Additional work to be completed
includes the cleanup of the debris piles and hydro -seeding the area.
This property is level and does not border any wetlands, streams or bodies of water.
