Conditional Use Permit Justification
Consistency with Plans and Regulations:
Proposed project is the change of use from existing garage of single family house to
living area. It shall be compatible with current City of Renton zoning ordinance and
standards of the comprehensive plan.
Appropriate location:
Proposed project is a 657sf change of use from existing garage to living area. It shall not
result in the detrimental overconcentration of a particular use of the City or within the
immediate area of the proposed use.
Effect on Adjacent Properties:
Proposed use shall not result in substantial effects on adjacent property. It is an existing
single family house in residential zone R-6. No new building is proposed. Existing garage
building is proposed to be changed to living area.
Compatibility:
Building of proposed use has been there for garage use. Building use is proposed to be
changed to living area. It shall be compatible with the scale and character of the
neighborhood
Parking:
Adequate parking spaces are available. There parking spaces are currently available for
the property.
Traffic:
Proposed use shall not impact safe movement for vehicles and pedestrians on the
surrounding area. Existing way of vehicle entrance and exit from the property will not be
changed. Number of vehicle and number of in and out of vehicle from the property will
not be changed.
Noise, Light and Glare:
Exterior of existing garage structure will stay the same. Noise, light and glare will not be
impacted from the proposed use since there will be no exterior material change.
Landscaping:
Existing landscaping of the property will be remained same. No tree will be removed.
Grass area will be remained same.
