Location: 4706 NE 18TH ST., RENTON, WA 98059  Land use permits required for proposed project: Land use permit is required for change of use. Existing garage is proposed to be changed to living area.  Zoning designation of the site and adjacent properties: Zone R-6  Current use of site and any existing improvements: Single family house on the property.  Special site features (i.e. wetlands, water bodies, steep slopes ): No wetland or any water bodies. Site is generally flat. Max elevation change 2 feet along 150ft long property.  Statement addressing soil type and drainage conditions: Silty and sandy soil types are in the property. Drainage condition of the property is normal condition. Rain falls are absorbed in the pervious area of the property and run off are controlled with city’s storm water drainage system in the neighborhood.  Proposed use of the property and scope of the proposed development: Existing single family house will stay unchanged. Existing garage ( 657 sf ) in the property is proposed to be changed to living area. No structural change. No site condition change. No tree removal.  Access: No change of access of pedestrian and vehicle. Existing driveway will be unchanged for vehicle access.  Proposed off-site improvements ( i.e. installation of sidewalks, fire hydrants, sewer main, etc. ): No off-site improvements are proposed.  Total estimated construction cost and estimated fair market value of the proposed project: Estimated construction cost is $20,000 including interior stud walls and interior finishes for new bedrooms, living room and bathroom. 4706 NE 18TH ST Conditional Use Permit  Estimated quantities and type of materials involved if any fill or excavation is proposed: No excavation or fill is proposed. No site changes.  Number, type and size of any trees to be removed: No trees will be removed. No landscape change.  Explanation of any land to be dedicated to the City: No land will be dedicated to the City.  Any proposed job shacks, sales trailers, and/or model homes: No job shacks, sales trailer or model homes will be used/installed during the construction. Construction crew for interior work will commute daily.
