The proposed auto dealership will include an auto service area at the rear of the building. The
auto services are not visible to the public. A service reception area is oriented to the street
where service advisers and customers interact. This reception area will have the same high
quality finish as the Showroom and waiting area. The impression will be a gallery like
environment that integrates the customer area with the showroom and other customer spaces.
The service shop area where all labor and noise occurs is behind another set of solid doors not
visually accessible to the public.
CONSISTENCY
The CA zone provides for a wide variety of uses such as retail sales, services and other
commercial usage. The small Automobile sales is a permitted use in this zone. The project is
also in the designated auto mall district. The repair shop is a supportive use to the primary use
of auto sales. Since the repair shop is only in a supportive role of the overall project, it is
consistence with the general goal and objective of ordinances.
APPRROPRIATE LOCATION
The project is located in a neighborhood of storage houses, light industrial buildings,
commercial buildings and a few other auto dealerships which also have service shop. It is
therefore in an appropriate location. Additionally, the repair area is not visible from the street.
EFFECT ON ADJECENT PROPERTY
There will not be any undue adverse effects on adjacent properties. There are existing vehicle
storage facilities to the north and south, warehouse/office buildings to the west and highway
(176) to the east.

COMPATIBILITY
It is compatible with existing neighborhood. There are existing major auto dealership in the
area and all of which have supportive auto repair shops supporting the main sales use.
PARKING
Adequate parking will be provided.
TRAFFIC
There will not be any out of the ordinary vehicle movement that will impact the existing safe
movement of vehicles and pedestrians. Project traffic volumes were addressed in the Traffic
Study by Heath and Associates.
NOISE, LIGHT AND GLARE
The repair shop is totally indoor. Any noise produce by repair process will be contained within
the building walls. Outdoor lighting fixture will be shielded to contain glare within the project
boundary and will not spill over to neighboring properties or street.
LANDSCAPING
Landscape areas, buffers, and berms are provided per City of Renton landscape requirements.
