Grady Way Renton, Washington 98057 RE: Merlino Short Plat — Permit U14005777 Review Comment Responses Dear Vicki, We received the City's Plan Review Comments dated February 18, 2015 for the above referenced project. We have revised our plans accordingly and are providing you with our responses below in bold/italics. As requested, we are resubmitting the following items. 4 Response letter 6 Site plans 4 TIR 1 Redlined plans, TIR 1 CD EnEineerinS Review Comments By Vicki Grover vjroverga rentonwa.gov 1. A separate building permit is required for the vault. Response: A separate building permit will be submitted for the vault. 2. Response of trees cannot be centered in planter due to conflict with existing utilities; what utilities and why are they not shown? Response: The existing utilities are shown and are now called out on L2.01. The trees that are not centered due to proximity to utilities have been called out as well. 3. Response to including the City's details to sheets C4.32 and C5.31; there is no such sheet as 5.31, Response: Sheet C5.31 was inadvertently left out of the set and has been included with this submittal. 4. Response to show the storm pipe material to be PVC C900 on the plan sheets was not done. This is only required if the vertical separation requirement cannot be met. I am not able to verify this based on the profiles submitted. Response: Both the plan and the profile show all pipes as LCPE since there is a min of 1.5' of vertical separation between the proposed storm and the other utilities at crossings. 5. The storm drain profile is not consistent on sheets C5.01 and C4.01. Please resolve. Vicki Grover Page 2 Merlino Short Plat Review Comment Responses February 25, 2015 Response: The utility profiles are now consistent on sheets C4.01 and C5.01. Please include all utilities on one profile. Vertical separation requirements need to be visible in a profile showing all utilities. Response: All the utilities are shown on one profile. 7. A current topographic survey was not included. Response. The survey shown on each sheet was completed in January 2015. 8. Please be consistent and cleanup each plan sheet to include ALL referenced COR standard details and the sheet numbers the details can be found on. Response: All of the City's standard details have been included in the plan set. 9. Provide drainage measures for the block wall. Response: A 4 -inch drain is now shown for the block wall. 10. The agreement between Merlino Land Development Company and WSDOT to allow drainage from a private residential development to drain to a WSDOT facility was not included. Response: The agreement has been submitted to the City. 11. See redlined plan sheets and TIR. Response: The comments on the redlined plans and TIR have been completed. 12. Return the redlined plans and TIR with your next submittal.
