Project Narrative
Merino Short Plat -- Renton, Washington
Project Name: Merlino Short Plat
Project Size: The gross total is 3.69 acres and the total developed site is approximately
1.32 acres.
Location of Site: The location of the project is in the 700/800 block of Cedar Ave S.
Renton, WA
Parcel Numbers: 0007200194 and 2023059085
Current zoning: Residential 8 du/ac
Surrounding zoning: North: Residential 10 du/ac Multi-Family
South: Residential 8 (Single-family home)
West: Commercial Office – Commercial Arterial
East: Residential 8 du/ac (Single-family home)
Current use: The site is currently vacant.
Special site features: There are steep slopes located on the site.
Soil type and Drainage: Based on field observations the site was mass graded for the WSDOT I-
405, I-5 to SR 169 Stage 2 corridor widening project completed in 2010.
The site is underlain by structural fill with a fill slope on the west side of
the site to I-405. In doing so a bench along Cedar Ave. S. was created for
future development. The bench slopes from north to south at 1.8
percent. The site west of the bench slopes steeply toward I-405 at 1:1.5
or 66 percent. The deepest fill section is 40 feet and is located at the
southwest corner of the proposed site. The filled site is underlain by till
and bedrock. The southern portion is in a coal mine hazard.
A storm drainage system has been designed to meet the Flow Control
Duration Standard (forested condition) and provide Basic Water Quality.
The stormwater will be piped to a detention vault located at the south
end of the site. Storm water will discharge into an existing drainage ditch
constructed as a part of the WSDOT I-405 widening project.
The system will include temporary erosion control barriers during site
construction.
Proposed property use: The proposal is to subdivide the property into 7 single-family detached,
fee simple, lots and 1 tract. Net Density will be 6.86 DU/AC. With lots
ranging from 6,595sf to 7,989sf. This project will use the existing pads
along Cedar Avenue South with minimal grading for utilities and
foundations.

Access: Each lot will be accessed from Cedar Ave S. Alleys were not used due to
being below density.
Total Est. Const. Cost: $175,000
Est. Cut/Fill: There will be minimal excavation on-site, approximately ±350 cubic yards
cut for foundations and utilities, and approximately ±700 cubic yards fill.
Trees: There are no trees over 6” on the site, therefore there is no intention of
removing any trees over 6” on the site.
Job Shack…: There is no intention of this owner building homes on this site. The
location of any buildings will be determined during design.
City Dedications: There will be right of way dedication on the west side of Cedar Avenue
South to the City of Renton including a new cul-de-sac.
