Compliance or corrective action must be completed by 7/11 /2018. If voluntary compliance is not achieved, a Criminal Citation MAY be issued. The violation(s) listed below are deemed a Class 1 Civil Infraction pursuant to Chapter 7.80 RCW, and any such person shall be assessed a monetary penalty of up to two hundred fifty dollars ($250.00) per violation. VIOLATION 1: Weeds Violation Note: Investigation Date 06/20/2018 Code Cited: RMC 4-5-130.13.3 Amended IPMC Section 302.4 Exterior Property Areas: Weeds Code Text: RMC 4-5-130.6.3 The City of Renton Municipal Code has specific regulations governing weeds, the amended IPMC 302.4 regarding weeds states: Weeds: All premises and exterior property shall be maintained free from weeds or plant growth in excess of twelve inches (12") in height on development property or twenty-four inches (24") in height on vacant land. All noxious weeds shall be prohibited. Weeds shall be defined as all grasses, annual plants and vegetation, other than trees or shrubs; provided, however, this term shall not include cultivated flowers and gardens. Corrective Action: Mow, remove, properly dispose of and maintain all vegetation to twelve (12) inches in height on developed property or twenty four (24) inches in height on vacant land. Investigation Date VIOLATION 2: Vehicle Service/Repair Residential Area Violation 06/20/2018 Violation Note: Code Cited: RMC 4-2-0601 Zoning Districts -Uses and Standards: Zone Use Table -Uses Allowed in Zoning Designations: Vehicle Related Activities Code Text: RMC 4-2-060 Regulates uses allowed in specific zoning designations. Specifically RMC 4-2-0601 Vehicle Related Activities that includes service and repair of motor vehicles, is prohibited in residentially zoned areas. Corrective Action: This property is located in a residentially zoned area, therefore, this is to serve as notice to discontinue all vehicle service and/or repair. OR It has been reported that vehicle repair is being conducted at the residence listed above. VIOLATION 3: Junk Vehicles - Private Property Investigation Date 06/20/2018 Violation Note: Code Cited: RMC 6-1-3 Junk Vehicles or Abandonment of Vehicles: Junk Vehicles or Vehicle Hulks on Private Property Regulated Code Text: RMC 6-1-3 Junk Vehicles or Vehicle Hulks on Private Property Regulated: A. It shall be unlawful to store, maintain, keep or retain: a junk, wrecked, dismantled or an apparently inoperable vehicle, vehicle hulk, or any part thereof, on private real property in the City of Renton. B. The storage, maintenance or retention of junk, wrecked, dismantled or an apparently inoperable vehicle, vehicle hulk, or any parts thereof, on private real property in the City is hereby declared to be a public nuisance and subject to abatement in accordance with this Chapter and RMC 1-3-3, as now worded or hereafter amended. Corrective Action: In this regard remove and properly dispose of all junk, unlicensed or inoperable vehicle(s) from the property or demonstrate all vehicle(s) are licensed and operable. Bring the vehicle(s) into compliance with city code or store in a fully enclosed building. VIOLATION 4: Membrane Structures Violation Note: Investigation Date 06/20/2016 Code Cited: RMC 4-5-130.B.4 Amended IPMC Section 308.8 Residential Outdoor Storage: Membrane Structures Code Text: RMC 4-5-130.B.4; The City of Renton Municipal Code has speck regulations governing membrane structures, the amended IPMC 308.8 regarding membrane structures states: Membrane structures are considered outdoor storage, and subject to the location restrictions in section 308.3. Such structures shall not exceed two hundred (200) square feet in area. Membrane structures shall be immediately removed or repaired in the event of disrepair or in the event of damage caused by weather, fire, collision, accident or other forms of damage. Tarps and makeshift covers are prohibited for this use. Corrective Action: Bring the structure into compliance with the requirements of the membrane structures section of the International Property Maintenance Code. The structure is not allowed in the front or side yard areas on the property. VIOLATION 5: Sidewalk: Hazardous Conditions Investigation Date O6/20/2018 Violation Note: Code Cited: RMC 9-8-5 Sidwalk Maintenance and Construction: Hazardous Conditions of Sidewalk Code Text: 9-8-5 Hazardous Conditions of Sidewalk: It shall be a code violation for the owner of any property abutting upon any public street right-of-way or alley in the City to construct, place, cause, create, maintain, or permit to remain Page 2of3 VIOLATION 6: Sidewalk: Hazardous Conditions Investigation Date 06/20/2018 upon any part of said right-of-way any condition, structure, or object dangerous or hazardous to members of the general public, including but not limited to the following conditions: A. Defective sidewalk surfaces, Including but not limited to broken or cracked cement concrete, upheaved, elevated, or depressed cement concrete within or between sidewalk joints; B. Defective cement concrete surfaces placed adjacent to the public sidewalk or defects at the juncture between said cement surfaces and said public sidewalks, including elevations or depressions at said junction; C. Defects in sidewalks or public ways caused or contributed to by the roots of trees or similar growth or vegetation located either on private adjoining property or on the parking strip portion of any such street right-of-way; D. Defective conditions caused by tree limbs, foliage, brush, or grass on or extending over such public sidewalks or rights -of -way or tree roots extending under such public sidewalks or rights -of -way and damaging the sidewalk; E. Defective conditions between the curb line and the sidewalk or, if there is no curb line, then between the edge of the traveled portion of the street and the sidewalk and between the sidewalk and the abutting property line; F. Defects resulting from accumulation of ice and snow on public sidewalks or on the right-of-way between the curb line or, if there is no curb line, then between the adjacent edge of the traveled portion of the street roadway and the abutting property line; G. Defects consisting of foreign matter on the public sidewalks, including but not limited to gravel, oil, dirt, vegetation, leaves, grease, moss, or any other foreign subject matter that might cause pedestrians using said sidewalk to fall, stumble, or slip by reason of the existence of such foreign matter; H. Defective handrails or fences or other similar structures within or immediately adjacent to said right-of-way area; and I. Any defect or obstruction that is likely to cause injury to a reasonable person exercising due care for their own safety or wellbeing.
