Our Job No. 20685 May 15, 2019 SITE DESCRIPTION: The subject property is located at 602 and 604 Oakesdale Avenue S.W. The existing 225,334 square foot parcel contains two existing buildings and associated parking, utilities, and landscaping. PROJECT DESCRIPTION: The proposal is to adjust existing property lines of two lots to create a revised lot line bisecting the landscape area between Building 1 (602 Oakesdale Avenue SW) and Building 2 (604 Oakesdale Avenue SW). As applicable, new easements/agreements will be recorded to preserve rights to shared facilities, utilities, and parking for all of the lots. ZONING, CLUSTERING, OPEN SPACE, and LANDSCAPING: The site is zoned Commercial Office (CO) and the west property line is bound by Resource Conservation zoned property that is identified by King County Assessor as the detention area for the underlying development that contains the subject properties. No changes to landscaping or any site facilties or uses are proposed. ACCESS: Access to the site is currently from Oakesdale Avenue S.W. with an additional driveway on S.W. 7th Street; no changes are proposed. STORMWATER: Existing facilities are in place for the sites' stormwater. No changes are proposed. UTILITIES: Existing facilities are in place for the sites' utilities. As applicable, new easements will be recorded to preserve rights to shared facilities, utilities, and parking for all of the lots. As shown on the LLA, a new utility easement will be needed between the two buildings where there is shared irrigation, water lines, and landscaping. CRITICAL AREAS: The site is adjacent to critical areas offsite. While a buffer or native growth protection easement (NGPE) would be required for any new development, no changes are proposed with this Lot Line Adjustment, so no buffers or NGPE is shown on the plan.
