An Environmental Impact Statement (EIS) is not required under RCW 43.21C.030(2)(c). This Determination of Non-Significance is issued under WAC 197-11-340. Because other agencies of jurisdiction may be involved, the lead agency will not act on this proposal for fourteen (14) days. Appeals of the environmental determination must be filed in writing on or before 5:00 p.m. on June 28, 2019. Fire impact fees are applicable for the change of use from retail to residential and restaurant uses. The fee is $829.77 per new residential unit, $5.92 per square foot of restaurant and office space is $0.26 per square foot, credit of $1.25 per square foot of retail space used up for the new residential units will be granted towards the conversion of the space. 2. An approved fire alarm system is required to be extended throughout the entire existing building and all new additional areas of the building including the existing tenant spaces. The existing fire sprinkler system shall be modified and extended as necessary to accommodate the proposed tenant improvements. Separate plans and permits are required to be submitted to the Renton Fire Authority for review and permitting. Alarm systems are required to be fully automatic and manual systems and fully addressable. 3. An annual place of assembly permit is required at the conclusion of the project.
