The following briefly describes the application and the necessary Public Approvals. See also http://bit.ly/2KdAJlx   PERMITS/REVIEW REQUESTED: Variance  PROJECT DESCRIPTION: The applicant, Quadrant Homes, is requesting approval of an Administrative Variance from the provisions of the Renton Municipal Code (RMC) regulating front yard setbacks for two (2) new single family structures within the Lakeview Crest (aka Senza Lakeview) subdivision. Following Final Plat Recording, the assigned addresses would be 1106 N 39th Ct (Future Lot 3) and 1107 N 39th Ct (Future Lot 6) and are in the Residential-6 dwelling unit per acre (R-6) zone. The applicant is proposing a 7’-6” structure setback to the east property line of Future Lot 3 and an 18’-6” structure setback to the east property line of Future Lot 6 in order to locate the homes as close to the east property possible and improve site lines from neighboring properties. A 7’-6” public storm drainage easement runs parallel to the east property line on Future Lot 3 and a 15’ water easement runs parallel to the east property line on Future Lot 6. Future Lot 3 is a 7,004 square foot lot and Future Lot 6 is an 8,561 square foot lot. The variance would allow a 70 percent decrease to the front yard setback on Future Lot 3 and a 26 percent decrease to the front yard setback on Future Lot 6. Access to the properties would be from N 39th Ct and the homes would be located at the north and south ends of the alley. The site contains regulated slopes and no trees would be removed as part of the variance request.
