Dustin Thorlakson (DT) opened the meeting and presented the overall architectural design of the project. Described overall building size and layout Outlined site circulation and driveway access Overview of integration with the existing building 2. Molly Cole (MC) spoke about the proposed Unit Types and features. There will be 73 new units with 66 new parking spaces Unit types include studio, one bedroom, and two bedroom units Amenities include rooftop restaurant and outdoor garden A mockup of a typical 2 bedroom unit will be built in the exiting building to show the materials, finishes, and general layout. 3. Joe Carlson (JC) outlined the construction process Project excavation Project timeline (Break ground in 2020 with 14 month construction schedule) Construction access, material lay-up location, and job trailer location Gave brief overview of construction type 4. Jason Brooks (JB) described the operations side of the expanded facility Restaurant Increase of staff 5. Jim Godfrey (JG) described the upper amenity level and community offerings. JC: Late 2020 near the end of construction b. How will you screen the existing building and parking during construction? JC: We will wet the excavation to eliminate dust and provide fencing around the construction area. c. Will we lose parking during construction? JC: Minimal parking will be lost during construction. The job trailer and construction parking will be located towards the north. d. Will there be a new gym or pool? JB: None planned e. Will there be a freight elevator for stretchers? JB: There will be two elevators serving the new building with each being capable of accommodating a full size stretcher. f. Will there be new visitor parking? JG: There is more than adequate parking available at the existing facility. Combined with the additional 66 stalls visitor parking should not be an issue. g. What about staff parking? JB: Only 5-6 new staff for the new building and we are going to be offering a public transit benefit for all of our employees to encourage alternate means of transportation to our facility. h. Will you be expanding the memory care? JB: No, we will not be expanding memory care. i. When will the new restaurant be open and will it be available for all residents? JB: The new restaurant will start out being open lunch and dinner, but breakfast may be offered if there is a demand. All restaurants in the facility will be available for all residents. j. What will security look like at the new building? JB: The garage will be gated and secured. Building lobby will have a concierge during open hours and will be locked after hours with keycard access only. k. What is the unit sizing and pricing? MC: Units will be slightly larger than the units in the existing building. Pricing will be based on unit type, square footage, and location in the building. l. Will the units have air conditioning? JG: Units will have A/C on an as needed basis depending on orientation and location in the building. m. Will this affect current rents in the existing building? JG: No, existing rents will not be affected. 7. Public Comments a. Concern about existing pool and gym being over capacity with addition of the new residents. b. Concern that there will not be adequate parking to accommodate the additional residents, guests, and staff. c. Request to provide lower microwaves shelving for accessibility. Pantry type cupboards work well in the kitchens. d. Request to provide additional power outlets throughout the units. e. The solarium is a good idea and will be a nice amenity End
