covenants running with the land as to use,present and future,of the above described real property.

improvements shall include but may not be limited to the installation of curbs,gutters,sidewalks,street paving,

Duration: These covenants shall run with the land. If at any time improvements are installed pursuant to these
covenants,the portion of the covenants pertaining to the specific installed improvements as required by the
Ordinances of the City of Renton shall terminate without necessity of further documentation.
Any violation or breach of these restrictive covenants may be enforced by proper legal procedures in the Superior
Court of King County by either the City of Renton or any property owners adjoining subject property who are
adversely affected by said breach. !

Legal Description
The land referred to in this certificate is situated in the county of
King, state of Washington, and described as follows:
That portion of the east 190 feet of Tracts 104 and 105, Hillman's
Lake Washington Garden of Eden Addition to Seattle No. 2, according
to the plat thereof recorded in Volume 11 of Plats, page 64, in King
County, Washington, lying north of the following described line:
Commencing at the intersection of the north line of North 38th
Street with the east line of Park Avenue North;
thence north 1049'46" east along said east line 310.17 feet to the
TRUE POINT OF BEGINNING of the following described line;
thence south 88°53'22" east along said line as defined by an
existing hedge and fence, 617.98 feet to the west margin of Meadow
Avenue North and terminous of said line.
