ORDINANCE NO. 4946
AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON,
CHANGING THE ZONING CLASSIFICATION OF CERTAIN
PROPERTY WITHIN THE CITY OF RENTON FROM THE P-l
(PUBLIC USE) ZONE TO RESIDENTIAL - 1 DU/AC (R-l) ZONE, WITH
A P-SUFFIX DESIGNATION. (SOUTH TALBOT HILL RESERVOIR
REZONE, FILE NO. LUA-01-129,R,ECF.)
WHEREAS, under Section 4.2.020 of Chapter 2, Land Use Districts, of Title IV
(Development Regulations) of Ordinance No. 4260 entitled "Code of General Ordinances of the
City of Renton, Washington," as amended, and the maps and reports adopted in conjunction
therewith, the property hereinbelow described has heretofore been zoned as P-l (Public Use);
and
WHEREAS, the City of Renton initiated a proceeding for change of zone classification
of said property on or about August 31, 2001. This matter was duly referred to the Hearing
Examiner for investigation, study, and public hearing, and a public hearing having been held
thereon on or about November 6, 2001, and said matter having been duly considered by the
Hearing Examiner, and said zoning request having been recommended for approval without
conditions by the Hearing Examiner or by the Environmental Review Committee, and no
requests for reconsideration or appeals having been received during the appeal period that ended
December 24, 2001; and
WHEREAS, said zoning request being in conformity with the City's Comprehensive
Plan, as amended by Ordinance No. 4855, and the City Council having duly considered all
matters relevant thereto, and all parties having been heard appearing in support thereof or in
opposition thereto;

NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF RENTON,
WASHINGTON, DO ORDAIN AS FOLLOWS:
SECTION I. The following described property in the City of Renton is hereby
rezoned to Residential - 1 du/ac (R-l) Zone, with a P-suffix designation, as hereinbelow
specified. The Economic Development, Neighborhoods, and Strategic Planning Administrator is
hereby authorized and directed to change the maps of the Zoning Ordinance, as amended, to
evidence said rezoning, to wit:
See Exhibit "A" attached hereto and made a part hereof as if fully set forth herein.
(City-owned reservoir site with a 1.5 million gallon tank located at 4300 Main Avenue
South and South 179th Street/Carr Road.)
SECTION II. This ordinance shall be effective upon its passage, approval, and
five days after publication.

SOUTH TALBOT HILL RESERVOIR PROPERTY
REZONE FROM PUBLIC USE (P-l)
TO SINGLE FAMILY (R-l)
LEGAL DESCRIPTION:
That portion of the west half of the Northwest quarter of Section 32, Township 23 North, Range 5
East, W.M., in the City of Renton, King County, Washington, described as follows:
Beginning at the southeast corner of the north 200 feet of the east half of the Southwest quarter of
the Northwest quarter of said Section 32;
Thence South 88° 08' 33" West, along the south line of said north 200 feet, a distance of 287.91
feet, to a point on a non-tangent curve to the right having a radius of 225.00 feet;
Thence northeasterly along said curve, the center of which bears South 84° 37' 53" East, an arc
length of 88.87 feet;
Thence North 28° 00' 00" East, a distance of 152.70 feet, to the beginning of a curve to the left
having a radius of 325.00 feet;
Thence northeasterly along said curve, an arc length of 90.16 feet;
Thence North 88° 08' 33" East, a distance of 167.05 feet, to an intersection with the east line of the
west half of the Northwest quarter of said Section 32;
Thence South 01° 20' 56" West along said east line, a distance of 300.00 feet, to the point of
beginning.
