ORDINANCE NO. 4 7 7 9
AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON, CHANGING
THE ZONING CLASSIFICATION OF CERTAIN PROPERTIES WITHIN
THE CITY OF RENTON FROM CO (COMMERCIAL OFFICE) TO IM
(MEDIUM INDUSTRIAL) (PIERRE REZONE; FILE NO. LUA-98-126, R).
WHEREAS, under Section 4.2.020 of Chapter 2, Land Use Districts, of Title IV
(Development Regulations), of Ordinance No. 4260 known as the "Code of General Ordinances of the
City of Renton," as amended, and maps and reports adopted in conjunction therewith, the property
hereinbelow described has heretofore been zoned as CO (Commercial Office); and
WHEREAS, a proper petition for change of zone classification of said property has been filed
with the Development Planning Department on or about August 14, 1998, which petition was duly
referred to the Hearing Examiner for investigation, study and public hearing, and a public hearing
having been held thereon on or about November 3, 1998, and said matter having been duly considered
by the Hearing Examiner, and the Hearing Examiner having recommended that said zoning request be
denied, and the applicant having filed an appeal of the Hearing Examiner's decision to the City Council
on December 30, 1998, and the City Council, at its meeting on March 15, 1999, having approved the
recommendation of the Planning and Development Committee to grant the zoning request subject to
restrictive covenants, and said zoning request being in conformity with the City's Comprehensive Plan,
as amended, and the City Council having duly considered all matters relevant thereto, and all parties
having been heard appearing in support thereof or in opposition thereto;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF RENTON,
WASHINGTON, DO ORDAIN AS FOLLOWS:

SECTION I. The following described property in the City of Renton is hereby rezoned to IM
(Medium Industrial) as hereinbelow specified, subject to the decision of the City Council dated March
15, 1999; the Development Services Director is hereby authorized and directed to change the maps of
the Zoning Ordinance, as amended, to evidence said rezoning, to-wit:
See Exhibit "A" attached hereto and made a part hereof as if fully set forth herein.
(Said property, approximately 2.74 acres, is located at S.W. Grady Way between
Oakesdale Avenue S.W. and Powell Avenue S.W.)
SECTION II. This ordinance shall be effective upon its passage, approval, and five (5) days
after publication.

The land referred to in this policy is situated in the County of King,
State of Washington, and described as follows:

That portion of Lot 12 and Tract B of Washington Technical Center,

pages 98 through 102, inclusive, in King County, Washington, more
particularly described as follows:
That portion of the northeast quarter of Section 24, Township 23
North, Range 4 East, W.M. , in King County, Washington, described as
follows:
Commencing at the northeast corner of the south 40 feet of
Section 13;
thence north 88°15'00" west along the north line of the south 40
feet, a distance of 854.73 feet, more or less, to the west line of
Powell Avenue Southwest, being the northwest corner of Earlington
Industrial Park Number 2, according to the plat thereof recorded in
Volume 88 of Plats, page 80, in King County, Washington;
thence south 1°14 '28" west along the west line of said Earlington
Industrial Park Number 2 and its prolongation thereof 1,810 feet,
more or less, to the southerly line of the 100 foot Northern Pacific
Railway right-of-way (now Burlington Northern, Inc.) ;
thence southwesterly along said right-of-way a distance of 151.42
feet to the TRUE POINT OF BEGINNING;
thence continuing southwesterly along said right-of-way a distance
of 310 feet;
thence north 12°32 '30" west a distance of 120 feet;
thence northeasterly parallel to the southerly line of said
right-of-way a distance of 310 feet, more or less, to a point which
bears north 12°32'30" west of the TRUE POINT OF BEGINNING;
thence south 12°32'30" east a distance of 120 feet, more or less, to
the TRUE POINT OF BEGINNING;

A strip of land immediately south of and adjoining the right-of-way

King County, Washington, which bears south 0°15'30" east 556.1 feet
from the northwest corner of the southeast quarter of the northeast
quarter of said Section 24;
