ORDINANCE NO. 4 8 0 3
AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON,
AMENDING SUBSECTIONS 4-2-060.F, G AND K, 4-2-070.I, J, K, L, M, N,
0, P, Q, AND R, 4-2-080.A, AND 4-2-120.A AND C OF CHAPTER 2, LAND
USE DISTRICTS, OF TITLE 4 (DEVELOPMENT REGULATIONS) OF
ORDINANCE NO. 4260 ENTITLED "CODE OF GENERAL
ORDINANCES OF THE CITY OF RENTON, WASHINGTON" BY
ADDING ALLOWANCES FOR OFFICE USES AND MINOR REPAIR IN
THE COMMERCIAL ARTERIAL (CA) ZONE, ADDING ALLOWANCES
FOR EXISTING, LEGAL ADMINISTRATIVE HEADQUARTERS
OFFICES IN THE CONVENIENCE COMMERCIAL (CC) ZONE, AND
ADDING ALLOWANCES FOR ACCESSORY STORAGE IN THE
COMMERCIAL AND INDUSTRIAL ZONES.
THE CITY COUNCIL OF THE CITY OF RENTON, WASHINGTON, DO ORDAIN
AS FOLLOWS:
SECTION I. Subsections 4-2-060.F, G and K of Chapter 2, Land Use Districts, of Title
IV (Development Regulations), of Ordinance No 4260 entitled "Code of General Ordinances of
the City of Renton" is hereby amended as follows:
4-2-060.F
OFFICE AND CONFERENCE
Add "Administrative headquarters, existing legal" as a secondary use in the CC zone,
subject to note #275.
Add "Administrative headquarters" as a primary permitted use in the CA zone.
Add "Business" as a primary permitted use in the CA zone.
Add "Medical and dental clinics" as a primary permitted use in the CA zone.
Add "Offices" as a primary permitted use in the CA zone.
Add "Personal"as a primary permitted use in the CA zone.
Add "Professional" as a primary permitted use in the CA zone.

Use Districts, of Title IV (Development Regulations), of Ordinance No 4260 entitled"Code of
General Ordinances of the City of Renton" are hereby as follows:

SECTION III. Subsection 4-2-080.A of Chapter 2, Land Use Districts, of Title IV
(Development Regulations), of Ordinance No 4260 entitled "Code of General Ordinances of the
City of Renton" is hereby amended by adding the following condition which reads as follows:
275. For existing, legal Administrative Headquarters Offices greater than 3,000 square feet in
size, and in existence prior to January 1, 1999, the following expansions may be allowed:
1) Parking expansion may be allowed; 2) A one-time expansion of building square
footage, not exceeding 3,500 square feet, may be permitted subject to site plan review.
This provision allowing expansion of building square footage shall sunset by December
1, 2006, consistent with any approved development agreements or covenants.
SECTION IV. Subsections 4-2-120.A and C of Chapter 2, Land Use Districts, of Title IV
(Development Regulations), of Ordinance No 4260 entitled "Code of General Ordinances of the
City of Renton" is hereby amended by adding the following to the Uses Table:
4-2-120.A DEVELOPMENT STANDARDS FOR COMMERCIAL ZONING
DESIGNATIONS
BUILDING LIMITATIONS
Maximum Gross Floor Area of Any Single Commercial Use on a Site
Under the CC column, amend text to read"5,000 gross sq. ft.33, except by conditional use
permit. This restriction does not apply to residential uses."
4-2-120.0 CONDITIONS ASSOCIATED WITH DEVELOPMENT STANDARDS
TABLES FOR COMMERCIAL ZONING DESIGNATIONS
Add a note#33:
33. Except for existing, legal Administrative Headquarters Offices, pursuant to Section 4-2-
080.A.275.
SECTION V. This ordinance will be effective upon its passage, approval and five days
after publication.
