RESOLUTION NO. 3 3 5 0
A RESOLUTION OF THE CITY OF RENTON, WASHINGTON,
DESIGNATING HISTORIC SIGNS LOCATED AT 230 MAIN AVENUE
SOUTH, AND WAIVING CITY CENTER SIGN REQUIREMENTS FOR
THE UPTOWN GLASSWORKS SIGNAGE ADJACENT TO HISTORIC
SIGNS.
WHEREAS, the City of Renton owns a parcel of real property located at 1002 South
3rd Street where a building was demolished in March 1998; and
WHEREAS, the demolition of the City's building at 1002 South 3rd Street revealed
historic signs on the southerly building wall at 230 Main Avenue South; and
WHEREAS, the signs advertise the O.K. Garage, Union Gasoline, and the Seattle
Renton Stage, andbased upon King County Assessor's Office records, these businesses appear
to have operated beginning in the 1920's and ceased operations some time ago; and
WHEREAS, the City adopted new sign regulations for the City Center on May 4,
1998, which became effective on June 8, 1998; and
WHEREAS,the subject properties are located within the City Center; and
WHEREAS, the owners of Uptown Glassworks located at 230 Main Avenue South
painted an additional sign panel adjacent to the historic signs on the southerly building wall on
June 28, 1998; and
WHEREAS,the building owner, Charles G. Divelbiss, received a citation for installing
a sign without a permit on August 20, 1998; and
WHEREAS, the historic signs do not meet the City Center sign regulations, and the
new sign panel does not meet the City Center sign regulations; and

WHEREAS, the City received a petition on July 21, 1998, from downtown business
owners and other interested citizens asking that the historic signs be allowed to remain and that •
the Sign Code be amended to allow larger wall signs; and
WHEREAS, the City Center sign regulations at section 4-4-100.D.6.b.iii allow non-
conforming signs to be retained when designated by the City Council as having historic value;
and
WHEREAS, the new Uptown Glassworks signage on the southerly wall is consistent
with the size and general style of the adjacent historic signs; and
WHEREAS, on August 24, 1998, the City Council concurred with a Planning and
Development Committee report which recommended exempting the Uptown Glassworks
signage subject to the retention of the historic signs, and prohibiting additional signage on the
southerly wall;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF RENTON,
WASHINGTON DO RESOLVE AS FOLLOWS:
SECTION I. In accordance with Renton Municipal Code section 4-4-100.D.6.b.iii,
the City of Renton designates the sign panels advertising the O.K. Garage, Union Gasoline and
the Seattle Renton Stage as historic signs, which have value to the Renton community. The
historic panels are authorized to be retained. The signs may be maintained by the property
owner as needed due to weathering and other conditions.
SECTION H. The City hereby exempts the new Uptown Glassworks signage
existing as of the effective date hereof from the City Center Sign Regulations found in Renton
Municipal Code section 4-4-100 subject to the following conditions:

A. If and when any of the historic signs are removed or covered, the Uptown
Glassworks signage must be replaced with signs that conform with the Renton
Municipal Code sign regulations in effect at the time.
B. No additional signs may be installed or painted upon the southerly building wall
containing the historic signs and the adjacent new Uptown Glassworks signage.
SECTION III. The passage of this Resolution provides the property owner with
the legal means for obtaining a sign permit. Once the sign permit has been obtained by the
property owner, the sign shall be deemed in compliance with the City's sign regulations,
subject to the conditions of Section II above.
