RESOLUTION NO. 3277
A RESOLUTION OF THE CITY OF RENTON, WASHINGTON, APPROVING
FINAL PLAT (CHERRYWOOD LANE/NORTHWARD DEVELOPMENT; FILE
NO. FP-97-059) .
WHEREAS, a petition for the approval of a final plat for the
subdivision of a certain tract of land as hereinafter more
particularly described, located within the City of Renton, has
heretofore been duly approved by the Planning/Building/Public Works
Department; and
WHEREAS, after due investigation the Administrator of the
Planning/Building/Public Works Department has considered and
recommended the approval of said final plat, and such approval being
deemed proper and advisable and in the public interest; and
WHEREAS, the City Council has determined that appropriate
provisions are made for the public health, safety, and general
welfare and for such open spaces, drainage ways, streets or roads,
alleys, other public ways, transit stops, potable water supplies,
sanitary wastes, parks and recreation, playgrounds, schools and
schoolgrounds and all other relevant facts, including sidewalks and
other planning features that assure safe walking conditions for
students who only walk to and from school ; and
WHEREAS, the City Council has determined that the public use
and interest will be served by the platting of such subdivision and
dedication;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF RENTON,
WASHINGTON, DO ORDAIN AS FOLLOWS :

SECTION I . The final plat heretofore submitted and approved
by the Planning/Building/Public Works Department pertaining to the
following described real estate, to wit :
See Exhibit "A" attached hereto and made a part hereof as
if fully set forth
(Property, 9 acres, is located in the vicinity of Duvall
Avenue N.E. and N.E. 6th Street)
be and the same is hereby approved as such plat, subject to the laws
and ordinances of the City of Renton, and subject to the findings,
conclusions, and decision of the Planning/Building/Public Works
Department dated July 16, 1997 .
PASSED BY THE CITY COUNCIL this 18th day of August , 1997 .

That portion of the northwest quarter of the southeast quarter of the southwest quarter of
Section 10, Township 23 North, Range 5 East, W.M., City of Renton, King County,
Washington described as follows:
BEGINNING at the northwest corner of said subdivision, also being a point on the south
right-of-way margin of NE 6th Street as shown on the Plat of Orchards, Division 1, according
to the plat thereof recorded in Volume 173 of Plats, pages 76 through 82 inclusive, records
of said county; said corner being a point on a 420.00 foot radius curve to the right, the center
of which bears S01°48'28"W; thence northeasterly, along said curve and margin, through a
central angle of 08°04'35", a distance of 59.20 feet to a point of tangency; thence
S80°06'57"E, along said margin, 150.00 feet to a point of tangency with a 480.00 foot radius
curve to the left; thence southeasterly, along said curve and margin, through a central angle
of 08°04'35", a distance of 67.66 feet to a point of tangency; thence S88°11'32"E, along said
margin, 309.39 feet to a point of tangency with a 25.00 foot radius curve to the right; thence
southeasterly, along said curve and margin, through a central angle of 88°12'49", a distance
of 38.49 feet to a point of tangency; said point being on the west right-of-way margin of
Duvall Avenue Northeast (138th Avenue Southeast); thence S00°00'26"W, along said west
margin, 603.85 feet to the south line of said subdivision; thence N88°07'15"W, along said
south line, 606.01 feet to the west line of said subdivision; thence N00°08'06"W, along said
west line, 657.39 feet to the POINT OF BEGINNING.
Contains 384,608± square feet (8.8294± acres).
