RESOLUTION NO. 2689
A RESOLUTION OF THE CITY OF RENTON, WASHINGTON,
APPROVING A FINAL PLAT (HERMAN TROTSKY - FP-047-87 )
WHEREAS a petition for the approval of a final plat for the
subdivision of a certain tract of land as hereinafter more
particularly described, located within the City of Renton has
heretofore been duly approved by the Hearing Examiner ; and
WHEREAS after due investigation the Hearing Examiner has
considered and recommended the approval of said final plat and no
public hearing being held, and such approval being deemed proper
and advisable and in the public interest, NOW THEREFORE
THE CITY COUNCIL OF THE CITY OF RENTON, WASHINGTON, DO
RESOLVE AS FOLLOWS:
SECTION I : The final plat heretofore submitted and approved
by the Hearing Examiner , pertaining to the following described
real estate, to-wit:
See Exhibit "A" attached hereto and made a part hereof as if
fully set forth.
(Property located west of the 200 block of Powell Avenue
S.W. and east of Oakesdale Avenue S.W. )
be and the same is hereby approved as such plat, subject to the
laws and ordinances of the City of Renton, and subject to the

findings, conclusions and decision of the Hearing Examiner dated
July 29, 1987.

Exhibit "A"
LEGAL DESCRIPTION
That portion of the Northeast 1/4 of the Southeast 1/4 and of the Southeast 1/4 of the
Northeast 1/4 of Section 13, Township 23 North, Range 4 East, W.M. in King County,
Washington, described as follows:
Beginning at a point on the centerline of S.W. 3rd Place (also known as South 138th
Street) shown as 5th Avenue according to the plat of Earlington recorded in Volume 14 of
Plats, page 7, in King County, Washington, produced Westerly, which point is
N 72056'45" W, 100.00 feet along said Westerly production from the intersection of said
centerline with the centerline of Powell Avenue S.W. , (also known as 82nd Avenue South),
shown as 5th Street in said plat;
Thence continuing N 72°56'45" W along said Westerly production of the centerline of S.W.
3rd Place, 240 feet; Thence N 16°53157" E parallel with East line of said Powell Avenue
S.W. , 790.84 feet to the South line of the Cedar River pipeline right-of-way; Thence
S 77°54'39" E along said South line 45.16 feet to intersect a line which is 265 feet
West of and parallel with the West line of Powell Avenue S.W. (said line also being the
West line of parcel conveyed to William C. Tucker and Ellen Dexon Tucker, husband and
wife, recorded under Recording No. 3825667) ; Thence S 16°53'57" W along said parallel
line 134.55 feet, more or less, to a point which is 660.20 feet Northerly of the
centerline of S.W. 3rd Place as measured along said parallel line; Thence continuing
S 16°53'57" W parallel with east line of Powell Avenue S.W. , 70.00 feet; Thence
S 72°56'45" E parallel with centerline of S.W. 3rd Place, 265.00 feet to the West line
of said Powell Avenue S.W. , which point is N 16053'57" E, 590.20 feet from the said

EASEMENT PROVISIONS Exhibit "A" RESOLUTION NO. 2689
R An easement is hereby reserved for and granted to the City of Renton, Puget Sound Power
& Light Company, Pacific Northwest Hell Telephone Company, Washington Natural Gas
Company, any cable television company, and their respective successors and assigns,
under and upon the front ten feet parallel with and adjoining the street frontage of all
lots including tracts X and Y in which to install, lay, construction, renew, operate and
maintain underground pipe, conduit, cables and wires with necessary facilities and other
equipment for the purpose of serving this subdivision and other property with water,
electric, telephone, gas and utility service together with the right to enter upon the
lots at all times for the purposes herein stated. These easements entered upon for
these purposes shall be restored as near as possible to their original condition. No
lines or wires for the transmission of electric current or for telephone use or cable
television shall be placed or permitted to be placed upon any lot unless the same shall
be underground or in conduit attached to a building. Also, each lot shall be subject to
an easement 2.50 feet in width, parallel with and adjacent to all interior lot lines for
the purpose of utilities and drainage.
An easement is hereby reserved for and granted to the City of Renton, and their
respective successors and assigns, for sanitary sewers, storm drainage, and water mains,
under and upon the portions of this subdivision described as follows:
An easement 20.00 feet in width lying Westerly of the following described line;
commencing at the intersection- of the centerlines of Powell Avenue S.W. and S.W. 3rd
Place; thence N 72°56'45" W 100.00 feet along the extension of the centerline of S.W.
3rd Place; thence N 16°53'57" E, 30.00 feet; thence N 72°56'45" W, 104.00 feet to the
true point of beginning; thence N 16°53'57" E, 200.,00 feet to a point herein after
referred to as Point "A".
Together with an easement 15.00 feet in width lying Westerly of the following described
line; beginning at .the aforesaid Point "A"; thence continuing N 16°5357" E, 360.20
feet.
Also, an easement 10.00 feet in width lying Southerly of the following described line;
beginning at the aforesaid Point "A"; thence S 72°56'45" E, 174.00 feet to the Westerly
margin of Powell Avenue S.W.
Also, an easement 10.00 feet in width lying Southerly of the following described line;
beginning at the aforesaid Point "A"; thence N 72°56'45" W, 106.00 feet.
Also, the North 18.00 feet of Tract "Y" as measured along the Easterly boundary of said
Tract "Y".
INGRESS-EGRESS EASEMENTS
Lot 9 is subject to a permanent ingress-egress easement over and across the West 106.00
feet of the North 15.00 feet of said Lot 9, said easement being in favor of Lot 10.
Lot 10 is subject to a permanent ingress-egress. easement over and across the West 106.00
feet of the South 15.00 feet of said Lot 10, said easement being in favor of Lot 9.
Lot 11 is subject to a permanent ingress-egress easement over and across the West 106.00
feet of the North 15.00 feet of said Lot 11, said easement being in favor of Lot 12.
Lot 12 is subject to a permanent ingress-egress easement over and across the West 106.00
feet of the South 15.00 feet of said Lot 12, said easement being in favor or Lot 11.
TRACTS X AND Y
Tracts "X" and "Y" are created with the intent of selling excess property to adjoining
land owners and are not buildable lots within this plat.
