ORDINANCE NO. 3503
AIN ORDINANCE OF THE CITY OF RENTON , WASHING=TON,
CHANGING THE ZONING CLASSIFICATION OF CERTAIN
PROPERTIES WITHIN THE CITY OF RENTON FROM
RESIDENCE DISTRICT (R-3) TO BUSINESS DISTRICT
(B-1) (R-106-80 - COLASURDO)
WHEREAS under Chapter 7 , Title IV (Building Regulations)
of Ordinance No. 1628 entitled "Code of General Ordinances of the
Citv of Renton" as amended, and the maps and reports adopted
in conjunction therewith , the property hereinbelow described has
heretofore been zoned as Residence District (R-3) ; and
WHEREAS a proper petition for change of zone classification
of said property has been filed with the Planning Department on or
about October 27 , 1980 , which petition was duly referred to the
Hearing Examiner for investigation , study and public hearing , and
a public hearing having been held thereon on or about December 9 ,
1980 , and said matter having been duly considered by the Bearing
Examiner and said zoning request being in conformity with the
City ' s Comprehensive Plan, as amended, and the City Council having
duly considered all matters relevant thereto , and all parties
having been heard appearing, in support thereof or in opposition thereto ,
NOW THEREFORE
THE CITY COUNCIL OF THE CITY OF RENTON , WASHINGTON, DO
ORDAIN AS FOLLOWS :
SECTION I : The following described property in the City
of Renton is hereby rezoned to Business District (B-1) as herein-
below specified ; subject to the findings : conclusions and decision
of the Hearing Examiner dated December 11 , 1980 ; the Planning
Director is hereby authorized and directed to change the maps of
the Zoning Ordinance, as amended, to evidence said rezoning, to-wit :
See Exhibit "A" attached hereto and made a part hereof
as if fully set forth herein.
(Said property being located on the east side of
Union Avenue N.E. approximately 350 feet south of
N.E. 4th Street)

AND SUBJECT FURTHER to that certain Declaration of Restrictive
Covenants executed by Petitioner-Owners on or about January 2 , 1981
and recorded in the office of the Director of Records and Elections
Receiving No. 8101.120504 and which said Covenants hereby are
incorporated and made a part hereof as if fully set forth.
SECTION II : This Ordinance shall be effective upon its
passage , approval and five days after its publication.

The south 55 feet of the following described property;
The north 3/5 of the west half of the northwest quarter of the northwest
quarter of the northwest quarter of Section 15, Township 23 North, Range 5
East, W.M. , In King County, Washington.
EXCEPT the north 30 feet and the west 30 feet thereof for county roads,
and except the south 12 feet of the north 42 feet of said north 3/5
conveyed to King County for S.E. 128th Street by deed recorded under
Auditor's File No. 5853034, and except the south 140 feet of the north
182 feet of the east 160 feet of the west 190 feet of said north 3/5
of the west half of the northwest quarter of the northwest quarter of
the northwest quarter of said Section 15.
