AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON CHANGING
THE ZONING CLASSIFICATION OF CERTAIN PROPERTIES WITHIN THE
CITY OF RENTON FROM P-1 (PUBLIC USE) ZONE TO R-C (RESOURCE
CONSERVATION) ZONE (RIVERVIEW PARK REZONE; FILE NO. LUA-
95-124, R) .
,WHEREAS, under Chapter 7, Title IV (Building Regulations) , of

City of Renton, " as amended, and maps and reports adopted in
conjunction therewith, the property hereinbelow described has
heretofore been zoned as P-1 (Public Use) ; and
WHEREAS, the City of Renton initiated a proceeding for change
of zone classification of said property. This matter was duly
referred to the Hearing Examiner for investigation, study, and
public hearing, and a public hearing having been held thereon on or
about June 11, 1996, and said matter having been duly considered by
the Hearing Examiner, and said zoning request having been
recommended, and said zoning request being in conformity with the
City' s Comprehensive Plan, as amended, and the City Council having
duly considered all matters relevant thereto, and all parties having
been heard appearing in support thereof or in opposition thereto; ,
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF RENTON,
WASHINGTON, DO ORDAIN AS FOLLOWS :

SECTION I. The following described property in the City of
Renton is hereby rezoned to R-C (Resource Conservation) with a
public "P" suffix attached as hereinbelow specified, subject to the
findin s, conclusions, and decision of the Hearin Examiner dated

June 20, 1996 ; the Development Services Director is hereby
authorized and directed to change the maps of the Zoning Ordinance,
as amended, to evidence said rezoning, to-wit :
See Exhibit "A" attached hereto and made a part hereof as
if fully set forth herein.
(Said property, approximately 16 . 58 acres, is located at
2901 Maple Valley Highway)
SECTION II. This ordinance shall be effective upon its
passage, approval, and five (5) days after publication.

' Those portions of Government Lots 3 and 5 and the Cedar River in Section 16,Township 23 North,
Range 5 East,W.M.,King County,Washington, lying northerly of the northerly right-of-way line of
the Burlington Northern Railroad(also known as Pacific Coast Railroad and Columbia and Puget
Sound Railroad Company)as located and constructed through said Government Lots,and easteFly of
the westerly right-of-way line of a 200 foot wide Puget Sound Power&Light Company transmission
line corridor,said westerly right-of-way line being 100 feet west of and parallel with the centerline of
said transmission line corridor, said centerline being described as follows:
Beginning at a point on the south line of said Section 16,a distance of 556.57 feet east of the
southwest corner thereof;
' Thence North 07°20' 30"West along said centerline across said Government I;ot 3,to an
intersection with the north bank of the Cedar River and the terminus of said centerline(for
purposes of this legal description);
TOGETHER WITH that portion of said Government Lot 3 lying westerly of the above described
westerly right-of-way line of said transmission line conidor, northerly of the northerly right-of-way
line of said railroad, and southerly of the Cedar River South Bank Meander Line;AND
That portion of Government Lot 4, Section 16,Township 23 North,Range 5 East,W.M.,King
County,Washington, lying southerly, southwesterly and westerly of the southerly right-of-way
margin of SR 169 and northerly of the northerly right-of-way line of said Burlington Northern
Railroad as located and constructed through said Government Lot;AND �
That portion of Government Lot 2, Section 16,Township 23 North,Range 5 East,W.M.,King
County,Washington, lying southerly of the southerly right-of-way margin of SR 169 and easterly of a
line described as follows:
Beginning at a point on the South line of said Section 16,a distance of 9?9.58 feet east of the
southwest corner thereof;
Thence North 13°44' S5"West along said line,a distance of 1356 feet,more or less,to an
intersection with the north line of said Government Lot 2 and the terminus of said line.
