AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON
ESTABLISHTNG THE ZONING CLASSIFICATION OF CERTAIN
PROPERTIES ANNEXED TO THE CITY OF ItENTON TO S-F (SINGLE
FAMILY RESIDENTIAL) AND M-R (MIXED RESIDENTIAL) (WINSPER
HOMEOWNER' S ASSOCIATION) .
WHEREAS, under Chapter 31 (Zoning Code) , of Title IV (Building
Regulations) , of Ordinance No. 4260 known as the "Code of General
Ordinances of the City of Renton, " as amended, and the maps and
reports adopted in conjunction therewith, the property hereinbelow
described has not been zoned in the City of Renton; and
WHEREAS, said property owners petitioned the City of Renton for
annexation and .concurrent rezoning, which said annexation having
previously been :approved and the property annexed to the City of
Renton, �and the City C.ouncil having held two public hearings to
consider this zoning application, the first hearing being held on
March 28, 1994, and the second hearing being held on September 19,
1994, and said zoning request being in conformity with the city' s
Comprehensive Plan, as amended, and the City Council having duly
. considered all matters relevant thereto, and all parties having been
heard appearing in support thereof or in opposition thereto;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF RENTON,
WASHINGTON, DO ORDAIN AS FOLLOWS:
SECTION I. The following described property in the City of
Renton is hereby zoned to S-F (Single Family Residential) and M-R
(Mixed Residential) as hereinbelow specified, the Development

Services Director is hereby authorized and directed to change the
maps of the Zoning Ordinance, as amended, to evidence said rezoning,
to-wit:
See Exhibit "A" attached hereto and made a part hereof as
if fully set forth herein.
(Said property, approximately 115 acres, is located east
of Talbot Road, south of existing City boundary and north
of South 175th Street. )
SECTION II. This Ordinance shall be effective upon its
passage, approval, and five days after its publication.

WINSPER ANNEXATION
LEGAL DESCRIPTION FOR SF ZONE
That portion of Section 29 and 30, Township 23 North, Range 5 East, W.M., King County, Washington
described as follows:
Beginning at the northwest corner of the southwest quarter of said Section 29, said corner also being the
northeast corner of the southeast quarter of said Section 30;
Thence N 89° 16' 32" E along the north line of said southwest quarter, said line being the existing City
limits of Renton as annexed by Ordinance #1971, to the northeast corner of the west one-half (1/2) of
said southwest quarter;
Thence southerly along the east line of said west one-half, to with the southeast corner of Lot 2, revised
King County Short Plat No. 275022R, recorded under King County Recording Number 8003210741;
Thence westerly along the south line of said Lot 2, to the southwest corner thereof, said southwest corner
also being a point on the west line of said Short Plat;
Thence southerly along the west line of said Short Plat, to the southwest corner thereof;
Thence southerly to a point of intersection with the north lirie of the south one-half(1/2) of the southwest
quarter of the southwest quarter of said section, said point of intersection also meets with a line which
lies 660 feet east of, and parallel to, the west line of said,section;
Thence southerly along said line which lies 660 feet east of, and parallel to, the west line of said section,
to an intersection with the south line of said Section 29; ,
Thence westerly along the south line of said Section 29 to the southwest corner thereof, said southwest
corner also being the southeast corner of said Section 30; .
Thence continuing westerly along the south line of said Section 30 to an intersection with the existing
westerly right-of-way line of 96th. Ave. South (Talbot Road South), having a width of 70 feet;
Thence northerly along said existing right-of-way line, a distance of 64.46 feet, more or less;
Thence S 72° 49' 04" E, a distance of 10 feet, more or less, to an intersection with the existing westerly
right-of-way line, having a width of 60 feet;
Thence northerly along said westerly right-of-way line, said right-of-way line also.being the existing City
limits of Renton as annexed by Ordinance #1743, to an intersection with the nonh line of the southeast
quarter of said Section 30;
Thence easterly along the north line of said southeast quarter and along the existing City limits as
annexed by Ordinance#1971, to the northeast corner thereof, and the point of beginning.
Except that portion of 96th Ave. South (Talbot Road South) deeded to the City of Renton by King
County Recording No. 7208250391, adjacent to the easterly boundary line of Parcel "A", CRSP 78-213
(King County Recording No. 7812149018), and previously annexed to the City by Ordinance No. 1743.
