ORDINANCE N0. 4421
AN ORDINANCE O.F THE CITY OF RENTON, WASHINGTON, AMENDING
THE INTERIM ZONING MAP AND CHANGING THE ZONING
CLASSIFICATION OF CERTAIN PROPERTIES WITHIN THE CITY OF
RENTON FROM P-1 (PUBLIC ZONE) TO CA (COMMERCIAL ARTERIAL)
(KWAI-SHUNG HSUE/WILSON, #E-15) .
WHEREAS, under Ordinance No. 4406 the City Council adopted the
Interim Zoning Map based upon the Interim Land Use Element of the
Comprehensive Plan adopted by Ordinance No. 4405; and
WHEREAS, the adoption of the Interim Zoning Map constitutes an I
area-wide zoning; and
WHEREAS, the City Council established a process known as the
"Errata Process" for reviewing concerns about the Interim Land Use �
Element of the Comprehensive Plan and the Interim Zoning_ Map; and
WBEREAS, the property hereinbelow described has her.etofore been
zoned as P-1 (Pubiic Zone) , and the City Council having .reviewed the
zoning cla'ssification under the "Errata Process" and referred this
matter to public hearing� before considering a change to the zoning
classification to CA (Commercial Arterial) ; and
WHEREAS, this change in zoning classification was duly '�
considered in public hearing held on or about the 20th day of
September, 1993, and said change in zoning classification being in
conformity with the City' s Interim Land Use Element of the
' Comprehensive Plan, as amended, and the City Council having duly
considered all matters relevant thereto, and all parties having been
heard appearing in support thereof or in opposition thereto;

NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF RENTON,
WASHINGTON, DO ORDAIN AS FOLLOWS :
SECTION I. Ordinance No. 4406, the Interim Zoning
Ordinance, is hereby amended with respect to the zoning
classification of the following described real property in the City
of Renton, and that property is hereby rezoned to CA (Commercial
Arterial) :
See Exhibit "A" attached hereto and made a part hereof as
if fully set forth herein.

(Vacant parcel is located immediately north of parcel
approximately at 110 Lake Avenue South (in back of West
Wind Motel) )
SECTION II. This Ordinance shall be effective upon its
passage, approval,. and five days after its publication.

That portion of Tract 6, Second Supplemental Maps of Renton Shore Lands, as shown on
the official maps thereof on file in the office of the Commissioner of Public Lands at
Olympia, Washington, lying between the easterly production of the north and south lines
of that portion of Government Lot 4, Section 18, Township 23 North, Range 5 East,
W.M., described as follows:
Beginning at the intersection of the Easterly line of Primary State Highway No. 5, as
established by deed recorded May 29, 1940 under Auditor's File No. 3103924 with the
North line of that certain 5 acre tract conveyed by Kittie Glenn to John Mohrdiek by deed
recorded March 18, 1901, in Volume 271 of Deeds, on page 358, under Auditor's File No.
206013, which point is 488 feet, more or less North of and measured at right angles to
the East and West centerline of said section;
Thence Northerly along said highway Line 80.5 feet, more or less to the Southerly Line of
the tract conveyed by John Emory, et al., to Daniel E. Eshom by deed recorded February
8, 1932, in Volume 1517 of Deeds, on page 416, under Auditor's File No. 2709344;
T'hence East along the South Line of said Eshom Tract 300 feet, more or less to the
Westerly margin of the Black River;
Thence Southerly along said River margin 80.5 feet, more or less to the Northeast corner
of the Mohrdiek Tract;
Thence West 300 feet, more or less; to the point of beginning.

'Tl�a� �ortio� of Tract 6, Second Supplemental Maps of Renton Shore Lands, as shown on
the official maps thereof on file in the office of the Commissioner of Public Lands at
Olympia, Washington, lying between the easterly production of the north and south lines
of that portion of Government Lot 4, Section 18, Township 23 North, Range 5 East,
W.M., described as follows:
Beginning 80.5 feet north of a stake on the westerly margin of Blacl� River in the
northeast quarter of said Section 18, which stake is 2880 feet, more or less, east and 488
feet, more or less, north of the west quarter of said section, measured along the east and
west quarter line thereof, and at right angles thereto, which stake is also the
northeasterly corner of a certain five-acre tract deeded by Kittie Glenn to John Mohrdiek;
thence north 84 feet; thence west to the �asterly margin of State Road No. 5 (also known
as Rainier Avenue�; thence southerly along said easterly margin to a point North 89° 46'
45" West of the point of beginning; thence South 89° 46' 45" East to the point of
beginning.
