R-lOQ�$9) . WHEREAS, under Chapter 31, Zonit�g Code, of Title TV (Building Regulations) of Ordinance No. 4260 known as the "Code of General Ordinances of the City of Renton, " as amended, and �the maps and reports adopted in conjunction therewith, the property hereinbelow described has heretofore been zoned as B-1 (Business District) ; and WHEREAS, a proper petition for change of zone classifi.cation of said property has been filed with the Planning Division on or about August 23, 1989, which petition was duly referred to the hearing examiner for investigation, study, and public hearing, and a public hearing having been held thereon on or about March 6, 1990, and said matter having been duly considered by the hearing examiner, and the matter having been partially appealed to the City Council, and the ' City Council having upheld the hearing examiner's recommendation to reclassify the northern portion ot the site, proposed Lot No. 1, from B-1 to R-3, and to deny the rezone of proposed Lot No. 2 from , B-1 restricted to B-1 unrestricted, and said zoning request being in conformity with the city' s comprehensive plan, as amended, and the . NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF RENTON, WASHINGTON, DO ORDAIN AS FOLLOWS: 1 ORDINANCE NO. 4314 SECTION I. The following described property in the City of Renton is hereby rezoned to R-3 (Medium Density Multi-Family) , as hereinbelow specified, subject to the findings, conclusions, and decision of the hearing examiner dated March 20, 1990, as amended by the City Council on June 25, 1990, by adopting the Planning and Development Committee report of June 12, 1990, and subject further to restrictive covenants filed under King County Auditor's File No. 9105231166 , and which said covenants are hereby incorporated and made a part hereof as if fully set forth, and the Planning Manager is hereby authorized and directed to change the maps of the Zoning Ordinance, as amended, to evidence said rezoning, to-wit: See Exhibit "A" attached hereto and made a part hereof as if fully set forth herein (Said property, approximately .93 acre, being located at � 4444 N.E. Sunset Boulevard. } SECTION II. This Ordinance shall be effective upon its passage, approval, and five days after its publication.
